I'm looking for a 3 or more bedroom house with ideally over 1500 sq feet in a safe, walkable area (near shops, parks, etc) in a good school district for $200,000 or under. What cities/communities would meet that criteria? I don't need to be super close to Atlanta, but I do want nearby bars/restaurants etc.

I'm no real estate expert, but the City of Decatur sounds like an ideal place if you're looking for a lively, walkable neighborhood with plenty of amenities and life. It's definitely the first area I think of when these things are usually brought up together.

Plus, Decatur High School is an excellent place for a student to attend high school.

I don't think there is a house that meets their criteria anywhere near $200k in the Decatur School Distruct.

A Three bedroom in Decatur under $200K will be hard to find. Possibly on the south side in the Oakhurst area.

Nope, not even close. A 3 bed in Oakhurst goes for about 400k.

1. Budget - $200,000 to possibly $250,000
2. House/Condo/Townhome? Definitely a house, don't want a condo/townhouse.
3. Employment Status(commute/work from home) - work from home - commute isn't an issue
4. Children(public school vs. private) - Public school, want a great school district
5. Suburban or Urban lifestyle preference or a mix of the two - A mix. Walkable but suburban feel
6. Easy access to public transit, important or not? Not important, but a plus.
7. Preferable demographics of desired neighborhood. No preference.

The walkable but suburban feel is the catch here, I believe. Most affordable suburban areas are rather car centric. Maybe one of the older historic towns with an old town center.... Acworth, Woodstock, Norcross, Marietta, Lawrenceville... these have nice older town centers that are more walkable. Roswell and Alpharetta do as well but you might be getting out of your budget there.
