Hello all,

My family and I will be moving to the Atlanta area in a few months and would like some input and advice on where to look for a place. Taking a look at the sticky, here's a few requirements/guidelines for us:

We would be looking for a 4BR single family house in a good school district, as we have two kids entering grade school soon. I will be working just outside the perimeter, near the perimeter center.

Budget: up to 250K-275K, the lower the better
Would like to keep commute no longer than 30 min each way

We have looked at the following suburbs: Alpharetta, JC, Roswell, Marietta and like aspects of each. Really like the newer homes (5-10yrs) but ok with something a little older (20 - 25yrs). Big things for us are good public schools & proximity to work. Any advice would be greatly appreciated.

Try to find a place in Roswell or Alpharetta. I will suggest the subdivision Martin's Landing in Roswell. It is a little older but you should be able to find something in there for your price range. It also has an elementary school in the neighborhood and is close to the highway you will take to work.

Your best bet might be The south end of East Cobb in the Walton District. Roswell would be good too.

You already seem to be aware of the Marietta - Johns Creek arc that is popular with transplants.

Most of this area is about the same, except for:
(a) Access to GA 400 will probably provide the best commute to Perimeter
(b) Johns Creek and areas closer to it has the most Asian population

East Cobb is a series of subdivisions, schools, parks, churches and strip malls while Roswell is a city with a historic area that has some wonderful independent restaurants, big park and rec department and also some areas that are less than desirable.

You need to actually drive through the areas to get an idea which would be the best fit for you and your family.

You can have a Roswell address and be in East Cobb. We live less than 10 minutes from Roswell square, and frequently go to historic Roswell for dinner. We chose to be in East Cobb for schools, but we attend church in Roswell and it seems like most of the other parents are happy with the schools (Crabapple Middle). I don't know any more than that--we had a short window to find a house so we focused quickly on East Cobb. We looked at areas zoned for Pope and Walton, would have considered Lassiter but it made the commute too far.

This is very true, but if you live in the Chimney Lakes, or Loch Highland subdivisions, the commute is the same...if not closer than a lot of the areas in the Pope school district. I would consider those two neighborhoods as well.
