Does anyone have knowledge of life in The Orchards 55+ communities in the Atlanta area? I've looked at a few single family homes in the community in Cumming. They are a bit pricy for their size, but this community seems to have a lot of activities. I'm worried, though, that most of the residents will be in their 80's or even 90's. (We are in our late 60's.) The largest number of units are 4-plexes and there are only about 50 SFH's.

Info, anyone?

Oddly enough I own one of the condo at the Orchards in Roswell GA, just spent part of the year here, the units are great, open floor plan, 3 bed,2 full baths for $215K , also it's not true that there for ages 55 and up, there for any age , it's the older residents there that want people to think that, I met two residents at the pool in their 40s that have lived at the orchards for quite some time.

My Grandmother lives in the orchards in cumming and she loves it. The unites are spacious and the clubhouse/pool is very nice and within walking distance of every unit, (that's also were the mailbox is). There are a couple of younger (50s, 60s) couples and I think even families in the development.

Yes The untits at The Orchards are very spacious , my husband loves the club house activities , lots to do .

Better check in what they have in their reserve first, most of the Orchards don't have the funds in there for the repairs , many have had roof leaks and can't get them repaired .
