I think the restaurants are going to draw the customers and the retail will shift slowly toward stores with broader appeal. I live close to BA and so far Spanx is about the only store in there I'd be likely to walk into.

lt draw the same people that shop at LS and PP. This will just give them additional options. This will give visitors a reason to stay in Atlanta an additional day. I think it will bring in a lot of window shoppers that will settle on eating at one of the restaurants instead of buying clothing.


This will mean more competition in our restaurant scene. Plus if you add the restaurants at PCM Atlanta is going to come out swinging hard next year. BA may want to consider letting the restaurants stay open late at night. This will help prevent any smash and grabs by keeping people in the streets at night. I feel PCM retail tenant list will also bring a lot of stores new to Atlanta. LS, PP, Avalon , AS and all the other malls better step their game up fast because it is about to be a new sheriff in town

You know, I know this is the south but is there anything that we can do beyond eating? We already have an obesity problem here and I personally would like to see more space dedicated to businesses that bring more physical activity to our scene. We have more than enough places to eat. I did not notice this until a friend came from Miami and told me everyone in GA was overweight. Then I started looking around and noticed that she is right - there is a huge population of overweight people here. Opportunities for more physical activity that is fun would be a welcomed change (at least for me). Something else to do beyond eating.

Maybe a cute retro bowling alley setup at PCM? A cool elevated go-kart racing track at PCM? Right now we have to drive all the way to Kennesaw for that. How come we couldn't put one in the air on one of the floors of PCM and have physical fun in-town instead of having to go out to the 'burbs?
A small driving green (sp?) as part of BA? Putt putt golf? Batting cage?
Y location at PCM complete with a pool? An upscale skating rink at BA? They have one at that upscale mall in Houston. A structure that can facilitate ice skating in the winter at BA? Why not? These types of activities can be found within the city limits of major cities and it improves the overall health of the area. Eat and then go burn it off with skating or the driving green.

I'd like to see an elevated train line run from Downtown to Buckhead (like the El in Chicago).

And we definitely do not need anymore condos. I would think ppl overpaying for condos purchased around a site of interest and then having the property values plummet (e.g., Atlantic Station) is old news.

Posh stores lift Buckhead

$1 billion upscale shopping center announces luxury shops.

The luxury designers, whose much sought-after shoes and accessories are the calling cards of the super fashionable, are the latest retailers to sign on as tenants at Buckhead Atlanta, the more than $1 billion mixed-use destination replacing the city’s onetime favorite party district.

It’s a sign that the former Streets of Buckhead — once a “hole in the ground” eyesore that many worried would never be completed after the recession jeopardized its future— could become the mega-destination the business community has long billed as a potential game changer in Atlanta retail.

And according to Buckhead Atlanta developer Dene Oliver, more good news about the project could be coming.

In an exclusive interview Wednesday with The Atlanta Journal-Constitution, Oliver, chief executive officer of OliverMcMillan, confirmed many high-end retailers and restaurateurs are coming to the development off Peachtree Street and Pharr Road.

Future plans for the eight-acre, six-block site may include a boutique hotel, more office space and additional residential housing, including condos. Oliver has previously announced the development will house new corporate headquarters for fashion giant Spanx.
“Some of the brands (we’re announcing) here today are bellwethers in luxury,” said Oliver, adding that Atlanta was competing not just with other U.S. cities, but globally, especially against hot markets in Asia.

Other retailers announced Wednesday include Italian fashion retailer Helmut Lang, opening the designer’s first Atlanta location, as well as purse consignment store Bella Bag. Oliver confirmed luxury brands that were previously speculated about will be attached to the 1.5 million square-foot-project, including Brunello Cucinelli, Hermes, L’Occitane and restaurants Le Bilboquet, Lugo Caffe and Shake Shack.Stores will begin opening in September, with all tenants in place by 2015.

The announcement comes amid a wave of development news. Georgia State University and real estate developer Carter — unrelated to Streets of Buckhead developer Ben Carter — unveiled Wednesday a proposal to redevelop Turner Field’s 77 acres into an athletic hub and mixed-use development upon the Atlanta Braves’ departure. The school is one of four parties interested in the site, according to Atlanta officials.

Emil Gullia, a senior director at real estate firm Franklin Street, said drawing brands such as Louboutin, which has just a handful of stores in the country, is a testament to Atlanta’s economy.

The city suffered a much longer economic slump than its peers, so luring destination stores signals that money is once again flowing.“It is a litmus test of the strength of Atlanta and the rebound of the city as a whole,” he said.

Atlanta Mayor Kasim Reed called the revamped retail destination “one of the most important projects” for Atlanta in recent years.

“Not being able to get movement on that project was a very discouraging sign to the overall real estate environment in the city and the region,” he said. “... I just can’t convey enough how I feel about the way Dene believed in the city of Atlanta at a time when we needed a person to believe in the city.”

That doesn’t mean the project will be an easy home run.

Still, Oliver is upbeat that Buckhead Atlanta is just what the city has been seeking. The project will distinguish itself because of its scale, with wide sidewalks, al fresco dining and a canopy of trees, some of which will likely be installed by helicopter because of their size.
“We want to create places people feel good about,” he said. “The bottom line is as time goes on consumers will be more driven by places where there’s an experience.”

Bringing Buckhead Atlanta to fruition, however, was the most challenging .

“Without question .... this is the most difficult project we’ve undertaken,” he said. “It was badly broken in the middle of a severe economic crisis period... there was some speculation that the world was actually flat and that we might be sailing toward the edge.”

With the opening-day goal line in sight, he said the objective today is to create a destination that brings people closer together in the age of Internet shopping and isolation.

“You can’t hold hands on the Internet,” Oliver said. “You can’t have a cup of coffee and stare in somebody’s eyes. You can’t share a great meal. It’s all those kinds of things that bring us together.”

•Luxury Italian fashion label Etro will open a 2,214 square foot store on Buckhead Avenue.
•Italian fashion house Helmut Lang will open its first Atlanta location in a 2,116 square foot space on Buckhead Avenue.
•Hermès, a French purveyor of leather, accessories, luxury goods and ready-to-wear will open in a 4,100 square foot space on Buckhead Avenue and Bolling Way.
•British high fashion house Jimmy Choo will open its footwear boutique in 2,162 square feet of space at the corner of Buckhead Avenue.
•L’Occitane, producer of French beauty and skincare products will open a 2,784 square foot space on Buckhead Avenue.
•Luxury retailer Moncler plans to open a 1,899 square foot space on Bolling Way to showcase its ski-inspired fashion.
•Scoop NYC, retailer of luxury, designer and contemporary ready-to-wear apparel, will open a 2,461 square foot space on Buckhead Avenue.
•Shapewear innovator Spanx will open its flagship store in 2,999 square feet on Bolling Way.
•Theory, a minimalist fashion label started in New York, will open its first Atlanta location in a 2,580 square foot space at Bolling Way.
•Italian shoe and leather goods designer Tod’s will open its first Atlanta location in 2,101 square feet at Buckhead Avenue.


Restaurants:

•American Cut, an upscale American steakhouse, will open its first Atlanta location in a 10,000 square foot space on Peachtree Road.
•Fine dining restaurant American F+B will open its first Atlanta eatery in a 6,370 square foot space on Buckhead Avenue.
•Corso Coffee, an Italian-style coffee bar featuring handcrafted beverages, great food and live music will open its Atlanta outpost in a 1,596 square foot space on Peachtree Road.
•Doraku Sushi, a sushi and sake outpost with locations from Miami to Ho Chi Min City, Vietnam opens its first Atlanta location in 2,725 square feet on East Paces Ferry Road.
•Georgetown Cupcake, a gourmet cupcake purveyor, will open in 2,700 square feet on East Paces Ferry Road.
•Spanish fusion restaurant Gypsy Kitchen will open in a 3,750 square foot space on Peachtree Road.
•New York hotspot Le Bilboquet will open in a 3,686 square foot space on Bolling Way for breakfast, lunch and dinner;
•Lugo Caffé, an Italian concept specializing in handmade pastas will open in 6,050 square feet on Buckhead Avenue;

Yeah people are lot fatter these days. Me too. HA. you ever see old Soul Train on You Tube? Everybody skinny and dancing and smiling. Almost no fatties I wonder why?

Anyone excited about the way Buckhead Atlanta is shaping up as we grow closer to the opening day in September? Yesterday, I noticed a listing of upcoming tenants had been posted at the site and the heap of junk is actually starting to take shape. I don't dare go in the Restoration Hardware that will be across the street. That would be very dangerous for me as I love furniture.

I wish that they would have retail other than fashion industry stuff. I'll never go. Now, if they had a high-end kitchen store, a high-end media store and other non-fashion industry stuff, I bet they'd attract a lot more shoppers. Too bad they couldn't have attracted the Restoration Hardware that will be across the street, LS.
