We drove around the lake today and were impressed by the lack of For Sale signs and the well kept neighborhoods. Some really nice houses, too. Any hidden problems there?

One of the very-few issues there might be are the schools in the Anderson-Livsey Elementary/Shiloh Middle/Shiloh High school cluster, which are not necessarily as highly-rated and/or as highly-regarded as the schools are in other parts of Gwinnett County and the other Northern Crescent suburban counties.

Funny, I actually thought of this when I read your latest posts.
It's a quirky place; kind of an 'island' on the DeKalb-Gwinnett line. I have known people that lived there and liked it very much.
One thing I cannot vouch for is the surrounding commercial areas where you would be doing your regular shopping.

Plenty of commercial areas on 124. Wal Mart and Publix just up the street on 124. Same for Kroger.

Thanks! We looked at a tear-down there. Love the lake activities! We're (he is) drawn towards water!

I want to thanks for the amazing pm I received. VERY informative. I should add I spent umpteen (30?) years in Memphis. The main difference is the size of the city and the minds of the people dwelling there/here. I'm liking Atlanta so far. No stranger to crime. Not so for my Connecticut sweetheart but he's excited about job prospects.

Also, we've both dealt with LA and Honolulu traffic, the first and second worst in the country. Not that I'll feel better about sitting in traffic here!

Thanks again for the info. We're off to look at trucks today and will process everything. We bought a map yesterday to help us keep things straight.

That's probably the tear-down. We'd offer them less. But the amenities are amazing with that 96 acre lake!
We saw a couple in Conyer today. One thing about those, they're in smaller neighborhoods with more of a community feel to them. One was trashed but would be a nice place.

No big news on trucks...

Could be. I was just surprised at the number of low priced homes given the glowing comments from everyone. Only two homes are above 200k and they are both lake front. Looks nice.

There are some lovely homes there but also many cute tiny cottages. The tear-down was built in the 30's. LOVE the yard. I think we've moved on from that idea. Probably more than we want to invest (to rebuild...foundation appears sound).
