Agreed, cq. This is probably one of the situations where reducing ERQ makes sense.

It would be interesting to see if a developer has the guts to go for a project that doesn't include a parking deck. If there's any place that would work think this could be it.

Wouldn't they have to get an exemption not to have parking at this point? A cool idea and something the developer could use to market the building to attract a specific crowd. But almost certainly won't happen

Yeah, they would. The decision would be up to the city but MARTA might support them, since they are pushing TOD.

I'm not sure Atlanta's quite ready to go car-free yet. Until there's more and better transit, cars will be needed by most just to get to basic services. There are only a handful of areas, and a handful of people on here, that are able to go car-free. But until the services and businesses around, and the transportation between them, are able to accommodate this lifestyle, it would not be in the market's best interest to invest in car-free apartments.

You are probably right, Matt, but perhaps there's a "chicken-and-the-egg" aspect to this. As long you build apartments with lots of free parking you are inviting people to have cars, in which case many of them will likely continue to drive to work, shopping and services.

Not really. If you build it without parking, you automatically exclude a large number of your potential customers. And you get pushback from the neighborhoods who don't want all those people parking in front of their houses.

People need a reason to give up their cars, and an apartment isn't one of them. It works the opposite way. People need to have a reason not to get into their car. It's one thing to use transit, and keep their car parked and eventually get rid of it entirely. It's another to have no car and not be able to get where they need to go.

The proposals from Columbia 2 years ago had a parking garage, wrapped in apartments. It would be shared by tenants and MARTA riders. Unfortunately, this project needs a parking garage, but as long as it is done tastefully I have no issue.

All the apartment developments that have came thru KNO and NPU-O have the minimal parking requirements, not a lot of extra parking space. Developers are realizing more parking is lost potential income property.
