I've always wondered about the same thing. A subset of O4W is a good way of looking at it.

O4W is so massive that it has multiple parts IMO. There's the Edgewood corridor district. You have the Boulevard strip which isn't great at all. Then you have the part near the beltline that is exploding with development. The whole neighborhood straddles the beltline. The eastern parts are gentrifying and developing while the western parts are still kind of...not so great. This is parlty because of the beltline and the good neighborhoods to the East like Inman Park and Ponce Highlands.

One of my favorite Atlanta neighborhoods to be honest.

If I were moving to O4W, I would strongly prefer to buy rather than rent. Right now it's fairly transitional, and you'll have to contend with some level of hassle for the next few years. At least when you buy, there's a payoff at the end of this; if you rent, your rent will just go up.

But it assuredly will get better and better. It entails one of the city's most vibrant nightlife districts, a bunch of good restaurants, great historic areas, is in a perfect location, and is home to some massive redevelopment projects. It's the surest bet in the city, imo.
agreed; and i also think that 'sweet auburn' definitely goes into part of what people call downtown.
