Is this the direction Midtown is heading in?-7244664_0.jpg

Longtime lurker here. I found this listing on Zillow.com. A 2-story penthouse in the Viewpoint is listed at just south of $1 million.

Here's an excerpt from the listing agent's breathy description:

Quote:
Incredible 2-story penthouse rising 36 stories above Midtown. Breathtaking postcardviews of Downtown, Midtown & Buckhead skylines, as well as a bird's-eye view ofPiedmont Park. Dramatic 2-story great room framed by stunning wall of windows. Allflooring throughout penthouse is imported marble. Chef's kitchen features professionalThermador appliance package.
The floor plan is very routine. The finishes and appliances are standard for an upscale condo. The square footage is 1,948. At $994,000, the price per sq ft is $487. Is this normal for midtown? Or is the listing agent crazy?

Here's the link 855 Peachtree St NE UNIT 3602

I mean...it's a penthouse. It's not like ALL of the housing/renting stock is going to ever be like that.

It isn't crazy or unrealistic at all, but you're looking at a 2-story penthouse suite!

That will always be at the upper range.

2-story penthouse suites are rare even in Midtown.

1010 Midtown closed on a 3 bedroom, 3 bath unit on the 34th floor for full asking price at $999,000 or $413.50 per square feet (2416 square feet according to the listing) It closed within the last 6 months.

$1 million for a 2-story penthouse in Buckhead, yes. I think $1 million for a condo that's less than 2,000 sq ft in the Viewpoint is a bit overpriced. But I guess I was wrong.

You can ask any price you want - getting it is another story

That makes more sense than paying $949K for a 2/2 condo that's less than 2,000 sq ft.

That's true. I will be watching this listing to see how long it sits.

Buckhead can actually get much pricier than that. I think they usually have more sq footage to them though

First of all, let me say I do like the pic of the penthouse so there's no need to pretend like I don't. 2,000 SF isn't a ton of space but a lot more than most.

I can't decide if I think it's overpriced or not, but everything in Midtown is pretty much high now. I just moved and am renting first to see if I really like the area, but I fear I'm going to be priced out of it before I can decide whether to buy.
