Me and my family are planning to move to North Forsyth area (Cumming). Our first choice would have been South Forsyth because the schools have a higher rating. However are interested in a home in N. Forsyth that we really like. We noticed that the schools rank a little lower than the South and the area is a bit more rural (not necessarily a bad thing).

Can anyone provide more feedback than this about the area? I would much appreciate it.

At which exit off of 400 in Cumming? I moved up there last year and like it

Ok I have more time now and can add some stuff. Can't help with the schools because I don't have any kids.

Basically I live here because it was the most affordable area I could find with less than 30 minute commute to work in Alpharetta. Have you factored in your commute to work? You really wouldn't want to commute any farther than the Perimeter job center. From north Forsyth you are looking at 30 minute min up to an hour with traffic and specific destination, and after Perimeter you're facing 285 or ITP 400 and such so you may know all about that.

After spending more and more time here I'm convinced its a great place to raise a family. One exit north of mine is a giant park with at least 8 baseball fields, 3 soccer fields, tennis courts, a Frisbee golf course, and a 1 mile walkway around the entire complex. It is always jam packed with kids and ballgames. One exit south they are building a Costco, and one exit below that is all your other big box stores like hd, lowes, bjs, kohl, walmart, restaurants like outback, 5guys, taco mac, Chili's, basically everything you need is 10 minutes away. I'm 5 minutes from public access to the lake and my property taxes are 530 a year before the homestead exemption.

I was born in rural PA so it may be a reason I like it. I build bonfires and grill out, have a ton of privacy and enjoy seeing folks ride around with their small kids on ATVs. I do like the city too and am trying to get to the point where I can walk to work, if that happens, ill still keep this house as a future retirement home.

I feel lucky to live so close to GA 400, there are only 2 stop lights and I can be there in 5 mins. I see tons of excavating near 400 north and south, so things and people are definitely still coming. As I mentioned be careful on how far you'll need to commute.
