Office Building Could Rise Next to O4W Park, Beltline - Development Du Jour - Curbed Atlanta

Developers are planning a four-story office building in the Old Fourth Ward that would offer workers an easy Beltline connection. Atlanta architects Pimsler Hoss, whose portfolio includes the Jane complex in Grant Park, hope to build the 43,000 square-foot facility on a tucked-away lot near the Historic Fourth Ward Park skatepark, in the shadow of WSB-TV's giant antennae. Most recently owned by the Trust for Public Land, the 746 Willoughby Way site is either the former home of Creative Loafing's offices or sits next door.

According to plans filed with the city, the building would accommodate up to 168 employees. Developers are seeking a special zoning exception to actually reduce parking, because the site plan allows for only 151 spaces — less than the required 197. The project's proximity to the Beltline — and its pledge to offer plentiful bike racks — justifies the exception, architect Randy Pimsler wrote in an application to the city. The board of zoning adjustment is scheduled to hear the matter next week.

The building would include a two-level parking deck, with one level below ground. But the highlight could be a proposed 3,800-square-foot rooftop terrace, which should have insane skyline views from Buckhead to downtown
517,000 sq ft of office space coming in PCM and now this, are we seeing the start of a "eastside sub-market" for office space starting to emerge?

Also, glad to hear they are trying to reduce the parking. It is sad that laws still force parking to be built by individuals and companies who have no interest in catering to drivers.

I would predict huge disasters as employees arrive to work only to find there is nowhere to park!

Beltline commutes are fine, so long as:

a) every company pays employees enough money to afford to live along the Beltline
b) it never rains

People don't have to walk from their cars in the rain in most places?

My old commute on MARTA was a much shorter walk in the rain than my current walk from the parking lot to the building.

There are houses for every price range including under $100K on the Beltline, also Beltline transit will connect with MARTA.

colour me unimpressed. it's an ugly office building surrounded by a parking lot, jammed right into the middle of a residential neighbourhood. i hope this gets canned.

office space is fine, but in a residential neighbourhood like this it should be implemented in a manner other than this. hidden parking, extra tree cover, and definitely including either a residential or retail component, or both.

as for an 'eastside' sub-market, i actually think there is potential for office space along the rail line going east of downtown, along memorial drive and dekalb avenue. much of the area is well suited for mid rise development, including offices. but on the same token, it will be necessary to ensure it's done wisely.

I'd rather see the office space concentrated downtown. The vacancy rate is already high enough.
