Something I've been meaning to ask for a long time. I'm sure there's a good business reason that's beyond me, but why is Lenox Plaza right across the street from Phipps Plaza?

I guess it's the same reason there's always a Home Depot across from a Lowes, and a McDonalds across from a Burger King. They figure if you can't find what you're looking for at one place, you'll stroll across the road to their place, which means they benefit from each others' advertising, promotions, etc.

Remember, Phipps used to be tiny (Lenox started out much smaller too) and it was very different from Lenox. Back many years ago when I was in high school and worked at the movie theatre at Phipps, there was a huge difference between the 2 malls. Lenox had its big boxes like Rich's and Macy's (I suppose it was Davison's back then) as well as toy stores and bookstores, etc. While Phipps had Tiffany's, Abercrombie & Fitch, Niemann Marcus, etc. It was much more high-falutin'. The 2 malls have both undergone major expansions over the years and they have become much more alike, but back in the day they were completely different types of malls.

Phipps is more of a rich people's mall while Lenox is more of a upper middle class mall. They do not compete much with each other.

Yes, Phipps is more upscale boutique place to shop. It has never seemed much of a mall to me. Neiman Marcus,fine dining and such...

Whereas Lenox is mall all they way. More crowded Sears and Penny's and Food court, whoohoo! More for us regular folk.

^There is no JCPenney's or Sears at Lenox.

What I don't get is why there is a Williams Sonoma store in each of the malls. That's a waste.

I think they both have Abercrombie now, too - that used to be the only reason I would go to Phipps back when I was younger, but I saw recently at Lenox that they have one also. I was actually also really surprised when I saw that there is now a Belk's at Phipps...isn't that more of a lower end big box?

It use to be a Parisians at Phipps -- a fancier Parsians (in the beginning anyway)than most other Parisians. Belks recently purchased Parisians and converted them all (or closed them) to Belks. It is supposebly a higher end Belks at Phipps but I can't really tell. I think it is less nice than Parisians was.

Two malls, right across the street from each other, with some of the same stores? What a waste of land, space and resources.

Belk is in between lower end stores like J.C. Penny and Khols and mid level stores like Dillard and Macy's.
