that article refers to a proposal for development off Cooper Lake Road.

Interestingly enough, Venture Homes is looking at another development property farther west on Church road.

Again... Where are these people coming from? This build it and they will come mentality is scary. How long has Laurel Gates been quiet after building the spec homes now?

There does seem to be a kind of frenzy or boom going on, at least compared to (or maybe because of) the lull during the great recession. Not too worried about it, though.

It also seems that the usual culprits of high tax / low opportunity / bad weather from other states are still driving folks to flock here, as new forum threads continually show which is just the smallest sample of prospective transplants.

Didn't know about the other development further west on Church Rd, but again, no worries. We're not like China with their many new and mostly empty apartment blocks and office towers... not yet anyway!

By 2040, Smyrna is going to be mostly townhomes and mansions w/ easily over 100,000 people crammed into a tiny < 20 sq mi city (plus some likely annexations). It's actually gonna be pretty cool and unique for metro ATL.

This development seems to be complete with some residents (unless those were agent vehicles?) already, haven't been by the one further west on Church Rd... probably well on it's way to completion, too. Also, Belmont is basically done but Smyrna Grove not so much. Prices are higher than originally advertized, no surprise there.

Still one last row to complete. The neighborhood down the road appears to have stalled. Tons of apartments adding to inventory at Jonquil.

The condos and separate homes off Church road look nice and seem to be selling well. Population density filling in nicely.

We looked at Ennisbrook, but disliked the tightness of the property lines. Houses seemed too close together, but likely depends on the specific property. It has nice amenities, including a walking trail along the creek. Getting in/out of the community is easy given the dedicated turning lanes.

This community does fall within Smyrna city limits (a bonus). You are a short drive to the closest Silver Comet trailhead. Really close to the "new" Kroger and not much farther from the new Publix (also off Church Rd).

What are your haves/nots?

@RedClear55 Thanks for the feedback. We are between Ennisbrook and Vinings Point neighborhoods. We would like to be able to drive around Ennisbrook and check it out (at night, on a saturday, morning work commute time) to see how it is, but because it is gated we can't get in. Although I do really like the gated feature it makes it difficult to see the neighborhood and I haven't been able to find anyone that lives in the community to get some true feedback.
