Forest Park, Lake City, and Morrow definitely under-rated. Clean, friendly, close to downtown Atlanta, and full of adorable mid-century homes.

ITP - the Fernbank neighborhood in Druid Hills. So charming. Some parts of it make you feel like you're 100 miles from the city.
OTP - Mountain Park, wedged between Marietta and Roswell. It's got a funky vibe that is so unlike the surrounding communities.

I would also say the neighborhoods along North Druid Hills, McLendon, Frasier, Oak Grove and that part of DeKalb.

Yah, I don't get why Mableton and Austel do not do more to invest. To me both have a lot of potential. I would think Marta would be smart to run a line out to Thorton Road but I guess the it would not make financial sense to them.

I have friend who lives in East Point and likes it. I think there are some areas that have high crime like towards 85. I had some friends that really lost some $ buying over there. Then I have another friend who lives further towards Langford Pwky and he really likes it.

ATP is a slogan that someone (realtors, probably) came up with a few years ago that never caught on. It means At The Perimeter. It refers to communities that are immediately outside the perimeter, and are typically adjacent to it.
