Greetings,

I'm transitioning soon from active duty military and considering moving for school located in sandy springs. I'm looking for information on best places to live in the surrounding area. I'm interested in purchasing a house within a 200,000 budget. My requirements are safety for my family, and a decent commute to the university that i will be attending. I have 2 pre-teens so schooling is also a factor.

Any information will be helpful, thanks in advance.

You are likely not going to be able to find a newer detached single-family home for $200,000 and under for many miles near where you will be attending school in Sandy Springs.

However, if you want to stay nearby and don't mind living in an older smaller townhome or smaller condominium, Sandy Springs itself would not necessarily be a bad place to look as there are lots of quality older smaller townhome/smaller condominium options in Sandy Springs in the GA Highway 9 Roswell Road and GA Highway 400 corridors.

You could also look to see what kind of condominium options you might find in neighboring Dunwoody.

Chamblee might also be a place to look because there are likely plenty of older smaller townhome, condominium and some older detached single-family home options where you might potentially be able to find something for $200,000 and under.

There are also some parts of nearby Cobb County (in the area with a Marietta address in the attendance zone/feeder zone for Wheeler High School and in the Vinings and Smyrna areas in the attendance zone/feeder zone for Campbell High School) where you might be able to find a quality older smaller townhome or smaller condominium for $200,000 and under.

The Peachtree Corners and Duluth areas in nearby Gwinnett County are also places where one may likely be able to find a quality older smaller townhome or smaller condominium for $200,000 and under.

One has to get a little further away from Sandy Springs into areas like North Cobb County (in the attendance zones/feeder zones for Sprayberry and Kell high schools), Southern Cherokee County (in the attendance zones/feeder zones for River Ridge and Woodstock high schools), the Duluth area of Gwinnett County and the Tucker area of DeKalb County before one might start finding more affordable quality older detached single-family homes in your price range of $200k and under.

One likely has to get MUCH further away from Sandy Springs into areas like West Forsyth, North Gwinnett, South Hall, Barrow, East Gwinnett, South Gwinnett, Paulding, Bartow and Douglas counties before one MIGHT start finding more affordable quality newer detached single-family homes in your price range of $200k and under.

Hey, I've been looking at a lot in the northern Atlanta area all the way from Holly Springs/Canton to Buford and Lawrenceville. I have found plenty of homes for under 200k throughout all that area. I know it's not right in Sandy Springs, and I have not looked in Sandy Springs itself. But seems like quite a bit available under 200k.

look at a lot of real estate sites. And get a hold of a few Realtors in the area, they'll start emailing you listings of homes within your price range etc.

I just took a quick glance at Sandy Springs itself on Zillow.. Seems like a lot of townhomes. and like it's a bit pricier of an area. There are homes avail in that range but seems like most are older or newer and smaller...

I'm willing to commute a 30-45 min ride, so living outside of sandy springs is not a problem. what are some good areas outside those limits that meet my requirements.

If you want to make things easier on yourself, the best thing that you can do with your budget of $200,000 and less, probably the best thing that you might be able to do is to find a quality affordable townhome or older or small house in the Sandy Springs area.

If you want to stay close to the Sandy Springs area you can also look in nearby areas with good schools like Dunwoody, Chamblee, Peachtree Corners and Norcross 30071. You won't be able to find a newer larger house in these areas for $200k and under, but you may likely be able to find a good quality smaller house, townhome or condo.

Getting out farther from Sandy Springs and beyond those areas, the commute becomes much more challenging, particularly if you will be making that commute during rush hours and/or peak traffic hours.

You could also look in Roswell, which is just north of Sandy Springs on often severely-congested Georgia Highways 400 and 9. The schools are really good in Roswell and there is some quality older housing stock there where you potentially might be able to find something in your price range.

Just north of Roswell is Alpharetta which is also an area with excellent schools where you might be able to find a quality townhome or condo in your price range.

West of Sandy Springs you could look in areas like the Marietta 30067 zip code in the attendance zone/cluster for the excellent Wheeler High School where you might be able to find a quality older townhome or small older house in your price range.

Beyond those areas your commute to and from Sandy Springs gets much more challenging, particularly if you have to make that commute during rush hour and/or peak traffic hours.

Like Ryant73 stated, Holly Springs/Canton, Buford and Lawrenceville are good places to look for houses in your price range of $200k and under. But because those areas are significantly farther out from Sandy Springs, the commutes between those areas and Sandy Springs will potentially be much more challenging, especially if those commutes have to made during peak traffic hours.

Sorry, but that's just the reality of the Atlanta metro area real estate market.

The living options that are closer-in to Sandy Springs will most likely be townhomes, condos, apartments and small houses and the places where you might be more likely to find a larger and/or newer house for $200k and less will most likely be much farther out with a much longer commute than you might like.
