As Atlanta’s office market continues to heat up, tenants in the market are finding fewer class A options.
The available options are 20 to 30 percent more expensive than they were just 24 months ago, factoring in rental rate increases and concession decreases. Accordingly, real estate services company Jones Lang LaSalle Inc. (JLL) expects that the class B recovery, which has been lethargic over the past two years (only 578,000 square feet of class B city-wide net absorption versus 3.84 million square feet of Class A), will have a robust – if not record – 24 months ahead.
Scarcity of available large class A blocks of space will force larger users to consider class B options. Currently, there are fewer than 20 existing class A options greater than 100,000 square feet. In certain desirable submarkets, those options are even more limited, even when expanding the options to 50,000 square feet and above the availability of class A space is extremely limited.

According to that story, class-A office space is running out in Atlanta. Should see some office towers rise before long. That means more impressive architecture and more infill.
