The Spring Street site for this project is currently a dead zone area but the strong rumblings of a makeover/turnaround there seem to be based on some varied but likely to occur development plans.
Further south of there, another large dead zone on Spring Street between 10th & 14th Streets will surely soon begin to stir to life too.

I hope so. I used to walk down Spring Street and wonder how an area could be so dead.
