Hoping I can get some ideas here. I live in Smyrna/Vinings. Love the area. I live right off of Spring Hill Parkway by Home Depot corporate. I've lived here for years. I'm tired of my apartments. It kept up fairly well, but due to the age etc their are annoyances in terms of looks, bugs, leaking roof, etc. I'm ready to move. but my rent is a steal. Less than $800 for a one bedroom. All of the other apartments in the area are ranging $1100 for a one bedroom. Some maybe a little less but were not that impressive in terms of square footage and many are older. I don't mind an older complex but I'm not paying premium for it. The brand spanking new communities are starting at $1,250. I would love to stay in the area. Hoping you might know of some apartments I may have missed. In addition, I have nice square footage - 1050.

If not Smyrna, how about West Midtown? I'm looking to stay under $1k for nice community at a decent size. Am I dreaming?

I'm guessing the one you live at is The Berkshire at Vinings which used to have a different name. It has a nice laguna style pool, gas grills, and other amenities like garbage pick-up, free yoga, etc. Now, the reason I thought that was it was because I have a co-worker who lived there for around 4 years who bailed out last year, she mentioned a thing about bugs - flying roaches specifically. They weren't frequent she said, but at least once a month which she decided was based on all the trees.

I'd look at oneof the Waltons (Cumberland or Akers Mill) for what might be the best price in the area for something comparable to what yiou now have. I'm also fond of Vinings Palisades on the corner of 41 and Paces Mill. Down the street from you (a smaller place) but the condos on Mt. Wilkinson have newer appliances and you may be able to negotiate a good price from a resident in a willing mood.

Unfortunately, it's just not a good time to rent too close in time right now. In a couple of years after the new developments are completed , the older ones won't be competitive enough to charge so much. For now finding an affordable place for rent in a desirable area is a challenge.

Hey, thanks for the reply! U guessed right, but for as long as I have been here they have never had garbage pickup or free yoga. lol I haven't seen flying roaches!!! OMG! But I get the big waterbugs and they freak me out. Like your friend said they aren't frequent, but they are here often enough, at least monthly. I also have had 4 incidents with lizards in my home, one fell on my head! For the life of me, I can't figure out how they get in.

Thanks for the input. I'm familiar with all of the places u mentioned. I forgot about the condo owners leasing out their units. I know exactly the ones you speak of I think. I'll look into that.

It's not an issue of affordability, but $1250 for a one bedroom 800sf apartment is silly to me. I just can't...
