More specifics on the 3 big downtown developments.

The Gulch - As proposed, this plan is obviously a potential site for Amazon HQ2 and therefore tied to a decision by Amazon expected this year I believe. Without Amazon, the developer was planning a retail and entertainment development similar to their LA Live development. Separately CIM announced plans to turn the Norfolk Southern building into a 246-unit apartment community.

Underground
  • The first phase of the development will be a 700-bed student dorm beginning construction in 2019.
  • Phase 2 is the apartment development below The Avery.
  • They have abandoned the initial idea of a mega grocery store in favor of more neighborhood scale retail.
  • The Masquerade is already anchoring Kenny's Alley and will remain.

South Downtown
  • Newport has acquired 47 buildings plus 222 Mitchell street.
  • Renovations are set to begin in the third quarter of this year, with the first spaces set to deliver in 2019.
  • JLL has been tabbed to handle the retail and office leasing.

Long stalled apartment building north of COP cleared a hurdle.
Quote:
Members of the Atlanta Housing board — in their capacity of as the board of Renaissance Affordable Housing Inc — unanimously voted via speakerphone to approve a little three-page document. That document authorizes RAH to sign onto an agreement among the several parties involved in litigation over the sale of land at 377 Centennial Olympic Drive.

In English: Wannabe owner Kaplan Residential just got a lot closer to closing the purchase and starting construction on a 336-unit apartment building that’s been on the drawing board in some form since at least 2016.

The existing 2 story building has been demoed, now the permits to build the new structure move forward.
Quote:
The forthcoming Hyatt Place Centennial Park has taken another major step forward in the building process with the issuance of permits for the hotel's interior buildout.

The 11-story hotel will include ground-floor retail tenant space and the interior buildout is budgeted at $5,837,000.

Until it's gentrified out in like 10 years. Then they will put a soy sandwich shop and some luxury lofts there.
