So we drove up to Helen today and the mountains and it was beautiful. We enjoyed the trip and on the way back what caught my eye was all the land for sale signs along 400 in North Forsyth and Dawson County.

Out of curiosity I drove inside and checked out a 14 acre residential zoned parcel of land within 3 miles of 400 that's for sale for $250,000.

Is it a wise investment to buy and hold land as a long term investment(10 to 15 years) in the North Georgia area closer to Metro Atlanta? Wanted to know the general thoughts.

Maybe before the Recession, but now it's a guessing game. There is still a lot of available land. On top of that people are tired of driving. If I had that much cash to spend I'd prefer to purchase a lot or two in the city on the west side, and hold until the Beltline is completed.

There's no way that land is going anywhere but up. You never know how long it might take but since you're in it for the long haul I can't see how you'd go wrong.

Do your ROI with should be 7 to 10% a year. If you hold it for 14 years the rule of 7 says you should have close to a million dollars at that time. Also you will be paying real estate taxes on the land. To really make money on it you have to develop the land bringing in utilities which cost big bucks. There is a reason you are seeing a lot of these signs up.

It's becoming clear and obvious the Atlanta metro will extend up to the base of the mountains at the rate growth is skewing towards the North sadly. I feel bad for the North GA natives who wanted to live in peace and quiet and the Atlanta metro is slowing but surely creeping up there.

Somehow, either the growth needs to start going southward again or growth needs to begin heavily concentrating closer to the center.
