It's about time this project got underway. It will certainly be a boost to downtown Atlanta...

Downtown is poised to gain a few hundred more residents with the construction of a large apartment project near Centennial Olympic Park. Post Properties officially kicked off construction of the logically named "Centennial Park Apartments" with a groundbreaking this morning. The project will swallow two surface parking lots across the street from the World of Coca-Cola, infusing a little more urbanity into the heart of the city.The project encompasses two buildings, straddling Simpson Street, which will include more than 400 units — from studios to three bedrooms — and some retail space along the street. Units will range from 537 to 1,356 square feet. Designed by LRK, the buildings are a fusion of traditional and contemporary styling. Development of the project will cost around $96 million, and according to an investment report, 10 percent of the units will be "workforce housing" with an average price of $1,090 per month, compared to the expected $1,620 per month for the market rate units.

On the drawing boards since back in mid-2014, the project should signal another leap forward for downtown Atlanta.

Can't wait to see more of the surface parking lots in Downtown bite the dust. Still way too many.

I just took a look at Google Earth, and I had no idea as to how many surface lots surround this development. There are literally entire city blocks, at least 5, of surface lots in this area. It's amazing how much development potential still exists around downtown, outside of the Gulch. I walk around downtown a lot, and I know there is too much space devoted to parking, but most of the areas I walk is at least parking garages. I guess I skip this area of downtown whenever I'm there, but for good reason - there is nothing there. Blocks of sidewalks going by parking lots. Sad.

Agreed. I hope to see many more projects filling in these gaps soon.


ATL Urbanist has done some good coverage about the ridiculous amount of surface parking that still exists in downtown:

I heard a lot of those blocks are owned by Ted, I think? It's the reason why there's been no development there in over a decade.

The surface parking lots - they are not evil. They are a true real estate play and do create jobs for a surprising number of folks. They will start to disappear as developers begin to see true value in the location and purchase the lots from the owners. It's really a real estate market driven business. Are they attractive? Nope. Would it be great to see them replaced with nice, new development? Yep. But, it'll just take time, but it'll happen.

The project and location itself is nice and definitely needed. Too bad it's a shady, unscrupulous company like Post spearheading this, though.

Those surface parking lots are only creating jobs for those who come and check to see if you paid your ticket and put a boot on your car or not. These blocks could be housing workers who can get to work much faster and don't take up valuable space on the highway that people like you use to get to places.

South Downtown has even more parking lots, around Garnett station. The development potential in Downtown is just amazing.

I'll be watching to see if this aids the streetcar's ridership and success. It states this is near the line. I think I know what Atlanta leaders thought when they put the streetcar where they did. They were hoping that tourists going from Pemberton Place/Aquarium would take it over to MLK historical site and maybe to Peachtree Center too. They were hoping this would provide the needed shot in the arm to give it immediate ridership. Permanent residents will help it more provided it's kinks are worked out.


I'm hoping for the best, and I hope I see one on Clifton Rd. in the future.
