You must be careful as there are real estate agents and seller that will market Unincorporated DeKalb areas that are close to Eastside neighborhoods as CoA. This happens all the time in Parkview, which will be marketed as Kirkwood, yet it is Unincorporated DeKalb and not APS. I could see someone marketing this house as East Atlanta, even though it is outside the city limits.

Well we are in need of more room. It has been my wife and 2 cats in an 800 Sq. foot condo so room has been getting tight. Though since we don't even have a kid on the way there is no real urgency to move. I guess I was just reacting to how fast the market is moving and wanting to get in before I can afford a place in the city.

Well, this place is not 'in the city' but in Unincorporated DeKalb County, that an increasing number of people are trying to create cities and escape.

I understand that technically it isn't in the city but it is only 1/4 mile away and close to everything. I think the school thing is just going to be too much of a barrier for me. As a co-worker said we don't even have a kid yet so why the rush to move especially since I can start saving a lot more money now and move when we find the right place. It isn't like they are selling this house well below market.

It just sucks that the market is going crazy as I thought I could find something around the $350K mark in the city with an opportunity to go at least to an average school. I guess it might be the suburbs for me. LOL!

The school district is absolutley be a barrier and it is the #1 reason that home is cheaper than homes 1/4 mile away. Even you y'all don't plan on having kids, it makes selling it tougher.
If you are looking for $350K in an average school district, stick to the Jackson Cluster, it is trending upward and has great neighborhoods that feed into.

I don't know anything about the schools but I have friends who sold their home in East Atlanta (about 4 blocks from the EARL) and it took a long time to sell, and they ended up dropping the price and selling for what they bought it for 5 years prior. The schools might have had something to do with it. They sold 2.5 years ago, maybe things have changed.

Are you sure this home isn't districted for Maynard Jackson High School? That's what my friend's place was and they were a bit west/north of Braeburn.

Unless they are in East Lake, it is unincorporated DeKalb County.
