There is a big mound of dirt on Ralph David Abernathy between Formwalt St. and Pryor St. in Mechanicsville. Does anyone know what they are building there?

Well, according to this PDF (page 20), they had planned to build some townhouses on that lot. It is over ten years old, though.

I just noticed the mound of dirt within the last few weeks. It used to be a field/lot with a few trees and a nondescript building or two.

Yeah, I just thought that maybe they were moving forward with the project planned years ago. Much like a project here on the Westside that has been planned for 11 years now and just started breaking ground.

They are building roughly 60 new single family homes on those and various other plots in the Mechanicsville neighborhood.

I see... That's good news & signifies a reawakening of the home building that occurred in Mechanicsville & the adjacent Pittsburgh neighborhoods that collapsed with the onset of The Great Recession.
I've been waiting for building to begin anew in these areas as they are so very close-in & full of potential for renewal & in fill construction.

It's only going to get more expensive in this neighborhood with the Turner Field redevelopment and being on the edge of downtown since traffic is getting worse.

The prices are going up on the empty lots, but there are existing homes that are still relatively cheap.

It's going to get exciting in this area over the next 5 years or so in my opinion.

The homes are really starting to rise up out of the dirt now. There will be a total of 74 new homes (a few of them will be rehabs) going up on parcels spread across various parts of the Mechanicsville neighborhood this year.

The SUMMECH Community Development Corporation is doing this development.

These homes are lease-purchase.

Columbia Residential is accepting pre-applications for their new two, three, and four bedroom homes. To qualify, your household income must not exceed 60% of Atlanta's Area Median Income. For reference, income thresholds are as follows:

• 1 person household: $28,350
• 2 person household: $32,400
• 3 person household: $36,450
• 4 person household: $40,500

Pre-applications period opened on August 29th at 10:00 AM and will close August 31st at 7:00 PM. Example home prices include the following:

• 2 bedrooms from $651
• 3 bedrooms from $705
• 4 bedrooms from $740

Waiting list applicants will be assigned a lottery number for selection when there are available homes.
