We are looking at Alpharetta/Duluth, maybe Roswell for my hubby's commute to Norcross. Possibly even Milton. (This may be too far). But after seeing several homes without pools, we are wondering what does it cost to put in a nice pool...I mean, I'm sure you can go crazy and the sky is the limit but an average size pool with a spa, possibly waterfall, stone decking. Anyone know?

Basic will run you 30k-35k with a bit of grading and a nice flagstone patio 50k add a spa and waterfall I would think 65k or more.

I think the numbers above are a bit on the high side. You can get a basic pool/spa in the mid to high 30's. Add a waterfall- another $3-5k or more. If you lot isn't flat and you need to put raised bond beams on the back side of the pool to support soil, or you want large expanses of decking, the price goes up from there. So, I'd figure around $40k or so to start, and work up from there.

Neighborhood pools are a big part of most people's social lifes and that is why you don't see more pools in Atlanta. Joining and participating in your community swim/tennis is a great way to meet people.

Our pool was put in in 2005 by previous owners. The pool and deck (concrete with stone around the pool) was $32,000. They did a very nice job. It has a vinyl liner though some would say this isn't the best choice. Vinyl liners aren't as expensive to replace as the alternative (I forget what the other kind is called). The extensive landscaping around the pool cost $14,000. We don't have a spa which would have cost an additional $10,000.

We wanted to buy a house with a pool. We did some shopping around to find out what it would cost to put in a pool and for the most part we were quoted $50,000 for just the pool and surrounding deck. I knew my husband would have a hard time writing that check so we focused on homes with pools already in. If you live in Cobb county make sure you can have one put it. We heard about a new law in place with some rules about 30% of your property having to be for grass, sidewalk, driveway. I am not sure of all the details but just check first.

We're hoping to find a home with a pool already in, but are tempted by some that don't. We do also want a neighborhood with swim/tennis so we do meet a lot of people, too, but would like the option of just hanging out at our own pool if we want. Thanks for the info.

I wouldn't sweat the vinyl liner...concrete pools can crack and I have to think that's a LOT more expensive to repair...

I think Chimney Springs has a lot of homes on the market with pools right now. It is in Cobb some with a Roswell address. They have a huge swim tennis. I always monitor the real estate!

Realtors have told me adding a pool only adds significant value when your home is not in a swim/tennis community? Does this sound right?

That sounds right to me. That's what I was told when I sold my house. We were doing comps and there was one house in the hood that was similar to mine. It was also the only house with a built-in pool. It had sold for 185K about 6 months before I put mine on the market. Realtor told me to ask for about 10K less based on them having a pool and me not.
