Yes, they really tend to be. It's so old.
Unfortunately, these characters lend an unfavorable and unwelcoming vibe about Metro Atlanta, but don't let them dissuade you. We are a metro of about six million, and most of us are suburbanites.

Although I can afford any number of "true" nice home in any city I choose, you know why I don't choose to buy them? They're old. If they have not been gutted and completely renovated I have to deal with inadequate and possibly hazardous electrical systems. How old is the HVAC? How old is the roof? plumbing? Even if they ARE renovated, I still have to accept mid-to-late 20th century design elements such as small kitchens and small bathrooms. . . and dont get me started on plaster and lathe... I dont have time to deal with old homes...
I make my "depressing" cookie cutter home a refuge for me and my family. I dont need to walk down to a pub or wine bar b/c I can pick my own wine from my own cellar. I dont need to eat at PF Changs or the local hole in teh wall b/c I cook my own food from my large pantry in my well appointed kitchen.
Thanks for your input into the other neighborhoods, I'll be sure to check them out.
Don't mind them. You can get a wonderful suburban experience in Atlanta. I don't even find most developments here to be cookie cutter. In my 1990s subdivision there's a wide variety of floor plans. There's also a mix of stucco and brick. And there are so many trees here it's not like you can see every house anyway. Of the ones you can see, none look the exact same. Plus, I don't really care anyway. I spend most of my time inside the house, not outside gazing at it. As long as it doesn't look like a dump that's falling apart I couldn't care less.

I fully agree with you on the old thing. I'd never buy an old home either. Living "in" the city has become so much more desirable for most people lately that tearing down old homes and replacing them with brand new homes is extremely common. Do a quick real estate search in some of the nighborhoods I mentioned and you will see at least 50% or more of the homes are entirely brand new, or have been completely gutted and renovated from the ground up. The in-town homes also tend to have a more modern feel, with an open concept using more woods/solid surfaces/marble etc, while a lot of the suburban homes still have the 90's/early 2000s feel.
As I said, just do a search in those areas and you will see many new homes with big yards. All are safe, and you'll find a lot more character and neighborhood feel. Visit and walk around Virginia Highland or Morningside or Decatur, then go walk around Alpharetta and see if you feel the same. Choose whichever you like. One thing that's also nicer about living "in the metro" is being able to spend an afternoon walking around an area. In Decatur for example, you and your family could walk around and get ice cream, go to a bakery, have lunch/dinner, get coffee, etc all in the downtown. In Alpharetta or similar, each of these events would require you to get in the car, drive to the individual location, park, go in, come back out, get in the car, drive to the next place.

Thousands of single family homes in Buckhead. The high-rises are really clustered along Peachtree Street.

Check out Virginia Highland, Morningside, Druid Hills, Brookhaven, or Decatur. Basically most of northeastern atlanta.
I don't think everyone immediately beelines for the suburbs (by the way, most are far from sterile, beige is not the predominant color and chain restaurants are everywhere as are big box stores). I happen to really like my suburb as well as I liked my intown home.

This is true minus one very important lack of context: Other cities with bad traffic have far better public transit alternatives.

Buckhead has some amazingly beautiful homes of all sizes but they are not cheap. Did I miss something in this thread but what price range of a home are you looking for and how many bedrooms and/or sf.
You mentioned a golf course community was important which definitely puts you out in the suburbs for more options.

There are several intown golf courses, as well. Ansley Park (private golf club, tennis, swim) in Midtown, Capital City Club (private golf club, tennis, swim) in Brookhaven, Bobby Jones (public golf course), to mention a few. But lorilove is correct - most of the golf / swim / tennis communities are in the suburbs.

We've just made a similar move, but from Raleigh, NC. Didn't want to move here--forced relocation--so we had to make the best of the situation. Here's our story:
We too are a family, so schools and a safe place to live were at the top of our list. Some of the public schools in the area are some of the best in the country--but there are also a load of pubic schools that are totally in the tank. We were in private school in Raleigh, so looked for private schools here. The timing of your move is critical to your decision about schools, since the application deadlines for private schools are in February/March--and admittance letters got out mid April. That's all decided for the 2016-17 school year so you're probably out of luck until Fall 2017 to get into private school. The good news is that many of the north suburban schools (which from the sounds of it you are already looking into) are very good. We caught that application window just right so we did go private, but if I had to do it over again I'd pick a house in a great school system and go public. We'll be going public in high school.
The traffic really is the worst I've ever encountered anywhere in the world. Anywhere. Not just for the commute times. Not just for the stretch of 285 with the highest fatality rate in the country. Not just for the poor route planning (can't get over the Chattahoochee River to save your life). Not just for the drawn out construction nightmares that are blamed on funding. Not just for the total and complete lack of public transportation (save the limited, partially helpful MARTA system that will get you from point A to point B in a straight line, but not much of anywhere else) which necessitates every.single.person that needs to get somewhere drive there--flooding the system with more cars. Most importantly its the aggressive drivers. You need to change lanes? Tough luck. Your exit is coming up? Too bad. Blowing red lights. Jumping green lights. Horns wailing for everything. And the texting exacerbates all of the above. I lived in Chicago before Raleigh. Piece of cake compared. So the commute matters. My husband commutes from Roswell to Buckhead and it takes him between 1-1.5 hours each way. For comparison--he's driven the distance over the weekend to get something he forgot in the office and it took 28 minutes door to door. The traffic crawls during rush. Crawls. His solution is to drive to the MARTA, park, and take the train in--which is a consistent 1 hour commute door to door. He can do this because his office is 4 blocks from the Buckhead MARTA. REALLY keep this in your mind when you choose your home. Until he worked out the MARTA commute he was a raging mess every night when he got home (at 7:45, after dinner, in time to kiss the kid goodnight). This traffic mess extends into the suburbs too. I drive my kid 7 miles to school and it takes 35 minutes in the morning.
As for where to live. Besides the commute, this completely and totally depends on your budget. You do get much more for your money in the north suburbs. We were looking in the 400-450 range and found a VAST difference in housing between the NE Atlanta neighborhoods (Decatur, Virginia Highlands, Druid Hills) and the North suburbs (Roswell, Alpharetta, Milton) or even Cobb County (East Cobb, Marietta). I would have much preferred to live in town, but for 450 in Decatur and the surrounds you get a 1300 sq ft 3/1 bungalow with a 20x20 piece of grass in the back--that needs a total gut rehab. In Roswell, where we decided to live, we have a 3500 sq ft home with a full basement, 1/2 acre looking at woods, family community with kids everywhere, community pool and tennis, and an active HOA. At a different time in my life I would have lived in a shoebox in order to live ITP, but with a kid and dogs and all that comes with family life the suburbs are where its at for us. I feel safe out here.
Finding the right mix of all of the above is what will make it work for you. I know when we were moving here the attractive salary made me think that we'd have more when we got here. Not necessarily so. Everything costs twice as much. Everything. Going out with the family for burgers at a decent place? 100 bucks. Lovely celebratory lunch with the spouse? 100 bucks. Oil change? 60. Museums? 20-40 per person, per visit. Car repairs? 1.5x costs in Raleigh. Stuff is just more costly, so you NEED to make more money here. A lot more. Just keep that in mind when you're negotiating your salary.
Best of luck!

Not sure if the OP wound find as many golf course communities in the areas you mention. As for a 50-minute commute from Alpharetta ... that would be unusual on most mornings. I spent some time traveling from Johns Creek to North Ave (GT) on weekdays and it took a minimum of 1h 30m each way.
