24-acre mixed-use development seeks OK in Cobb Co.

Quote:
Cobb officials are expected Tuesday to consider a rezoning request that, if approved, would allow development of a 24-acre mixed use development on Dallas Highway near the intersection of Barrett Parkway in west Cobb County.

The development, which is proposed by Columbia Properties, includes 58 senior living townhomes and about 100,000 square feet of retail space, reports Marietta Daily Journal.

The project was denied May 3 by county planning officials who said the proposed development is too dense for the area and does not fit the county’s land use plan, the paper adds.
Cobb thinks 58 senior homes and retail on 24 acres might be too dense? No wonder they are missing out on much of this development cycle.

That area is getting swallowed up with development everywhere you turn. They are struggling to preserve their character as a residential community known for having plenty of ER.

You jam in another 58 homes and 100,000 sf of retail and traffic is only going to get worse.

I don't live there any longer but couldn't agree more. It's takes a month of Sundays to get in and out of there right now so lack of density is not the issue.

Let me save some time and get in front of the "if th ere was public transit" argument. Could help - hasn't happened so packing more people in like sardines will probably just make a bad traffic situation worse.

Old people don't need to drive.

Who you calling old lol?

Seriously though, most of the traffic is generated by younger families commuting to and from work, picking up children from school, and just attending to chores like grocery shopping.

Kids can take school buses... oh wait that transit and it's evil. It'll corrupt our poor kids with liberal thoughts.

All of Cobb is not one monolithic creature and I for one am glad the planning folks recognize that as well. Areas due west of Marietta near the Kennesaw National Battlefield Park need to be less dense. There is plenty of area in the county that this type of development would make more sense.

Not if they have after school sports or other extracurricular activities. Also, many parents don't want their children sitting on a bus for 45 minutes when the car trip is only 15 minutes.

This area of Cobb in Kennesaw/at the Kennesaw border is exploding. The "active adult" communities keep coming, and I am wondering who is buying these homes. I guess the graying of our population is not a myth, with elder adults living longer and desiring communities where they can fit in with their demographic and their preferences. There are senior luxury apartments being built at the new Whole Foods complex at the Barrett / 41 intersection, along with other single-family active adult subdivisions being built in Kennesaw on Moon Station Road and Stilesboro Road.

Here's one of them: Fortress Builders | Victoria Crossing | Active Adult | 55+ | Fortress Builders

There's a reason there's lots of traffic coming down 75 in the morning. Lots of people live in Kennesaw (and upper Marietta, Acworth, etc.).
