Jefferson Township in East Cobb
Hey guys... my wife and I looked at a nice home in Jefferson Township subdivision in East Cobb that we are thinking of purchasing. Is anyone familiar with the area? Is it kid friendly? The houses are not cookie cutter and they are not close to each other at all... also, the subdivision does not have sidewalks. I was just wondering if anyone knew if this was a friendly area or a subdivision where people just kept to themselves. Thanks!

A good friend of mine lives in that neighborhood and we are out there all the time. It's a very nice neighborhood. THe kind where you can go borrow an iron from across the street when you are having a craft project emergency (true story). If you feel at home in the house - you'll feel at home in the neighborhood.

Decent schools--Garrison Mill, Mabry, Lassiter.

Yes, that's the main reason why we are considering the house... we've heard good things about the Lassiter school district. My wife and I are still not sure why the houses in this subdivision are so attractively priced compared to other East Cobb subdivisions... I know it's older but the lots are much bigger and many of the homes are fairly updated. My realtor cannot (or maybe will not) explain it either.

I would think the reason is the availabililty of land in the area and the fact that it is not as "close in" as other parts of East Cobb (the Walton, Pope, Wheeler, and Sprayberry Districts). It also farther from all of the interstates/GA 400 than the rest of East Cobb. Remember, Jefferson Township and the Lassiter High School District are in the extreme northeast corner of Cobb County. There is a little bit more vacant land in the Lassiter district compared to the Pope and Walton districts to the south. And the commutes (to the most of the major job centers) will be longer.
Drive around further south in East Cobb (Pope, Walton, Sprayberry, Wheeler areas)...you will see the hyper-pricing because of scant land availability (combined with East Cobb "desirability")...they are squeezing these little subdivisions with huge houses on very small pieces of land. If you ask people who have been in East Cobb for a while, they will always say "they are building houses where I didn't even know land was available!"
This is just now starting to happen in extreme northeast "East Cobb."
It is most prevalent in the Pope and Walton districts.
I hope this helps. Jefferson Township is beautiful subdivision (and always has been)! It's one of my favorites in East Cobb.

Although I have never known anyone who has lived in this subdivision, I am very familar with it. As other posters have stated, this is a pretty subdivision with good lots. I am so fortunate that my 1950s ranch has so much property. I have been out in the yard and heard people unfamiliar with the neighborhood say, "there must have been another house here once." The reason they state this is because I have two driveways. One goes to a carport under the back of the house and the other one is in front.

Any thoughts on whether these sort of subdivisions are conducive to young families? The subdivision has a secluded look... I wonder if we will be able to meet neighbors and have our young boy make friends...

A good sign (especially in East Cobb) that a neighborhood is kid/family friendly is if it has full Swim/Tennis amenities.
Jefferson Township has a wonderful neighborhood pool and tennis courts.

My husband and I are also looking in that area. My college roommate grew up in Jefferson Township and LOVED it. Her parents have since moved but they still celebrate the holidays with several families from there (which I think gives you an idea of the close-knit nature of the community.) I think they also have their own swim team--I always thought that was neat. She definitely made it sound like it was a great place to grow up.

Most of the mid to large size subdivisions in suburban Atlanta with swim/tennis amenities have swim teams.
It is a pretty neat concept...particularly if one is not from here!
