Hello,

We are considering a downsize. I would really like less house to take care of and a lower mortgage payment. Does anyone have any recommendations of safe, family friendly neighborhoods in Kennesaw/Marietta areas? Considering even looking at houses around or less than the $200k range. Are there safe, quiet and family friendly neighborhoods in that price range? The original plan was to try and be under 300k, but I really like the idea of simplifying things. Thanks.

There seem to be plenty of houses available at that price point on the Georgia MLS (Multiple Listing Service), which is a popular real estate search web engine...

I realize this, but I was hoping for first hand recommendations because the last time I lived in a neighborhood of that lower price range, there was quite a bit of drama. I would like to find a neighborhood with starting out families, not crazy riff raff, drugs, crime, etc. I was hoping some on here might have neighborhood suggestions and neighborhoods to avoid.

Kennesaw+Marietta is HUGE area. There are too many options in your price range. You need to give us way more specifics:

1. Narrow down the location.
2. Other criteria/wants?
3. Commute?
4. Job location?
5. Type of house?
6. Type of neighborhood?

30064 (Marietta/West Cobb) and 30152 (Kennesaw) are decent neighborhoods

You'll probably find stuff between $200 and $300k.

Zips I am looking at are 30066, 30064, 30144. No commute, however I was trying to stay under 20 min from Pickens Industrial, Shiloh Rd near KSU and Canton Rd/Chastain Corner areas.. at least as central as I can without being too far.

Originally we wanted around or below 300k. I would love to be at a lower price point, even into the high 100k/lower 200k, but I don't want to end up in a crime area or neighbor drama at lower price points. I am looking to downsize from our 3400sq ft home. I would prefer the house to be updated and with a finished basement and wooded area. Family friendly and decent schools are important. Neighbors who take care of their homes.

What may be the best option for you is to contact and work with an experienced realtor who knows the areas that you are interested in really well.

Offer to pay that realtor's expenses (particularly gas, meals and mileage) during the days that they physically assist you with your home search and you should have very little problem receiving help on that front.

Otherwise, most of the houses (in your preferred price range) that you find in those areas will be in nice, quiet neighborhoods served by good schools.

We did this 2 years ago to retire nearer our daughter. We found that housing in Cobb is much higher than surrounding counties. We downsized to a 1600 sq ft home from 4000! Many neighborhoods have these type homes butmost of the ones in Cobb are attached. Windsong neighborhoods are nice but they start in low 300s. We have found a developement that is low 200s in an active neighborhood and we are enjoying it. However we are not in Cobb. Broaden your search and you can do better on housing.

If your looking for a more wooded area and don't have to worry about a commute, look further north to Acworth, 30101 and 30102. I bought property here 2yrs ago in the high 100s. Very quiet and sleepy suburb, and very close to rural areas. Worth part of here is the commute into Atlanta.
