The rental market is currently in the middle of a highly competitive stretch, particularly in large major metro areas like Atlanta.

But you should be able to find something affordable in areas with good school systems like Gwinnett County, North DeKalb County, North Fulton County or Cobb County.
1. Every single one, from Snellville to Douglasville to Lithonia to Kennesaw and Marietta, even south to Stockbridge and everything in between and nearby. I've left nothing out. I currently live in Stone Mountain and I even just got priced out of this two bedroom dump in one of the worst school systems I've ever encountered. I thought to wait one more year and then buy a house but that's not going to happen.

2. There is no commute. Work from home. My 'commute' would probably be dealing with health and foster care stuff, but that's all in multiple areas around the city so no specific area would help. The main thing of importance is outdoor space like parks. We tend to spend a lot of hiking north of the city, but it's not like we can live in any area with good parks and trails so someplace within at least 45 minutes would have to do.

Smyrna, Marietta, or Kennesaw. You'll be looking at older stock for apartments at that range, or private rentals from long-time landlords.

Oh.

Your situation is clearly a unique one.

Try looking around in some of the potentially more tolerant areas of the Atlanta metro like Sandy Springs, Dunwoody, Peachtree Corners, Duluth, Vinings and in Smyrna as netdragon suggested.

Otherwise, you might seriously want to consider educating you and your adopted son in some type of advanced self-defense techniques so that the both of you might be able to better physically defend yourselves as needed.

You also seriously might want to consider relocating out of Georgia and its deeply conservative social and cultural environment to a much more tolerant, accepting and welcoming part of the nation whenever the first opportunity might arise.

it's a self fulfilling prophecy. If you go into a situation assuming you're going to be attacked for your lifestyle then you're going to get just that.

Just because you want to be in a diverse urban area in a 3 bedroom for $1000 does not mean that will become a reality. In all likelihood it won't and you will need to adjust your price, location, or size of the place.

319 Apartment Rentals Found Nearby | Apartments.com

You said you've looked everywhere, but on apartments.com, I put in 3 bedrooms for under $1000 and a huge list came up. Mostly on the south side of the city, some east, and some west. I would certainly think that something in that list would work. Or, the list is false.

I am buying a 3 bedroom in Sandy Springs and even with buying being cheaper than renting my mortgage payment is still going to be over $1200. A 3 bedroom for $1000 is really unlikely to be found in the better areas of the urban core or inner ring suburbs.

Yes, this is the notable exception to the limitation she is seeing on price. If you are willing to go south you can definitely get a 3 bedroom under that price.

Yeah, already on those things.

Actually, the Atlanta area is great, we love it here. I've just been priced out way too fast. I first moved here three years ago and rented a two bedroom apartment near Emory for $650. At lease renewal they wanted $950. It's now going for over $1400. In less than three years! Same thing happened at the next place and now at this place. All of my neighbors are in a similar boat as me, they are being priced out and have nowhere to go but the worst of the worst areas, which is demoralizing when you already live in a dump.

With my situation, I simply can't go to the smaller towns outside the metro area unless it's the very last resort.

Magic isn't real. You can't think something, then say abracadabra and it happens. My 14 year old son didn't wizard various people, including his previous foster family, to beat him nearly to death because he's gay, nor did he karmically will town church to force him to participate in a thing that was basically an exorcism because they thought gays were so bad. My assumption that my property will be vandalized is based on actual fact and statistic, not on my brain magicking it.

There actually exists bigotry. A recent major election proves that.
