- $250,000 - $425,000

- Dunwoody area is where I may be working and would like to have no more than a 45min drive
4. Children
- 11yr old - public middle school
5. Suburban or Urban lifestyle preference or a mix of the two.
- As long as its nice. We do live Craftsman style homes and do like the idea of a basement but neither is mandatory.
6. Easy access to public transit, important or not?
- Not Important
7. Preferable demographics of desired neighborhood.
- We need help with the area.

Note: We do enjoy conveniences - Chain type stores and small businesses

Start your search for housing very close by to where you will be working in Dunwoody itself.

If you cannot find anything you like in Dunwoody, extend your search to nearby areas like Brookhaven, Chamblee, Sandy Springs, Peachtree Corners (like primaltech suggested), Roswell and East Cobb.

Just a word of warning: Right now the North Atlanta area is in the midst of a highly-competitive and hot real estate market in which homes that come up on the market often move very fast.

If you find a home that you like in your price range in the aforementioned areas, you will need to act decisively to buy it in this current highly-competitive real estate market where homes (particularly detached single-family homes in desirable areas with good schools and lots of amenities close to major job centers) don't stay on the market all that long.

You potentially also might need to include condominiums and even apartments as part of your housing search in these current conditions where the market for detached single-family homes can be highly-competitive at times....Especially if you want to keep your commute within that 45-minute window that you desire.

Frither, if you are looking for a single family detached home, you are going to be looking at homes at the top of your price range in the Dunwoody area (and they sell fast there) -- there isn't much (if any) in the 200-300's there (for single family detached). If you are going to be working in Dunwoody, you could look also look north (up Hwy 400). Don't go too far because of the traffic issue though. There are some decisions you can make to narrow your search. Do you want a detached or would a cluster home (townhome) work? How many bedrooms and bathrooms? What size lot? Do you want an HOA with amenities such as swim/tennis? Are schools a major factor? Decide a few of these and then search Zillow to see if you like any of the ones there. You could also rent (plenty of house rental websites) to get to know ATL area and then buy later.

Look in all areas that border Dunwoody including Dunwoody itself.
Norcross (proper)
Peachtree Corners
Roswell
Alpharetta (south)
Doraville (west)
Chamblee
Sandy Springs
Brookhaven

If you're looking for the best schools, particularly middle and eventually high schools, in that price range, I'd look in Roswell, Alpharetta, or maybe East Cobb. You'd could also go as far as South Forsyth County (Cumming), but that commute might be pushing 45 minutes.
