Midtown, its already heavily gentrified and surrounded by upscale neighborhoods, and has Atlanta's main city park, the botantical garden, etc.

Are you sure the OP will allow you to say something bad on Atlanta? But if Downtown and Midtown are basically growing together? Both should act as ONE CORE CBD but distinct neighborhoods of it. Unlike a Houston with totally separated multiple claimed CBD's that are too distant to ever act as one.

Merely my opinion as I have no bone to pick in pitting these two areas against each other as they should grow to one Core complementing each other and a benefit to each other and Atlanta.

Midtown is better today but downtown has a better future. Undoing the suburban-centric parking lots, tower-in-park, & 4-lane-one-way-speedways will really be huge boost over the coming decades.

They should not compete against each other, but rather work together to make a seamless including (The Stitch), dense CDB.

Midtown will never have Downtown's ideal urban bones, even if Downtown tried to ruin itself with so much parking and etc.

Downtown is about the only area of this whole region that was not born as a suburb. (Marietta and Decatur, too, but they're smaller.)

Downtown also has the advantage of having had a century of unflagging support from the civic and business communities and from state, federal and local governments.
