I agree. The speedy nature of the gulch redevelopment is what got me thinking something is fishy. Nobody is moving that fast on 9m sq ft of office space in DOWNTOWN Just because

If it were a specific Southeastern selection, then, yes, it would likely be Atlanta with some % chance for NC.
But national opens up Dallas, Denver and certain Midwestern possibilities and some Northeastern ones.

Yes, and Atlanta routinely competes with all of the above regularly. We tend to be on the short list of almost all significant corporate relo's & expansions anymore.

Interesting report on Amazon's Seattle impact.


Not only is Washington’s largest city home to internet juggernaut Amazon (Yahoo FInance’s Company of 2017), it also holds the title for the city with the fastest-growing home prices. Since September 2016, Seattle has been leading the S&P CoreLogic Case Shiller Home Price 20-City Composite Index and has maintained that spot each month. There’s no doubt that Amazon has been fueling the city’s real estate market but population and job growth coupled with high demand and low inventory are also lifting prices.


“Seattle is consistently outpacing the rest of the country,” said Lawrence Yun, chief economist at the National Association of Realtors. “High-tech workers are concentrated or were concentrated in the San Francisco, Silicon Valley area where prices got way too high. Seattle provides an alternative for people.”

$500K is a huge median price. People can't afford to live there. Options are challenging for many people here as well, unless you live far out in many cases.

Another big thing the ATL has going for it is that we are in another part of the country. We're almost diagonal from Seattle. That gives Amazon great "coast to coast" presence and it integrates them into the booming southeast.

Agreed. In my opinion, the cities with the best shot are:

Atlanta, Chicago, and DFW

Outside shot are:

Austin, Boston, and Denver

Long shot are:

Houston, DC, Philly

Probably, the best location would be NY/NJ in light of Amazon's probable entry into banking, investment, financial services, and pharmacy business because of the concentration of the major headquarters for these industries between Philadelphia and NYC metro area and proximity to the federal government. They already have hubs around the country for AWS and logistics which continue to get built out.
