Not a bad idea at all, Wasel!

I also think you're right that mass transit isn't going to have a major impact on traffic issues in congested areas.

I had lunch at Lexon yesterday and said to myself I can feel some type of renovations coming soon. The food court needs is way overdue, should have been expanded years ago.

lol...that hotel will be half empty the majority of the time just like Phipps itself. Funny part is the Belk likely had more traffic than everything else there other than the bar and the food court.

Its not the visible traffic that counts its how much people spend. Look at Bal Harbour in Miami the most profitable mall on the East coast and its nearly always empty. Phipps needs this to go upmarket again, complete with shops at Buckhead and get its mojo back. Most people go to Phipps for up market stores. And products they can't find anywhere else. Let Mall's like Perimeter and Northpoint have all the commodity stuff. I am a shareholder of Simon and their strategy is to make more money on their investments in high net worth areas by encouraging upper class stores, building on their parking footprints and created a nice destination environment where wealthy people will spend money. If they execute well on this (they will) then their Malls will be pretty much online shopper proof and they will continue to be very successful.
