It was built the way it was deliberately. Peachtree Summit was phase I of a development that was supposed to span both sides of the Connector. Phase II was to be two even larger towers on the North side.

The Gulch is absolutely perfect for Amazon. No other site in Georgia rivals the potential the Gulch holds. All the other potential sites are bland corporate development locations and I don't think that's what they're interested in.

Why the Gulch is perfect:
-On top of the nexus of all existing transit lines in Atlanta
-On top of the nexus of a potential massive expansion of transit for the metro, bringing the suburbs right to Amazon's doorstep
*consider the ability to tap into younger talent living in the city and more experienced employees raising families in the burbs*
-Superb access to the Airport
-Close access to hire a diverse workforce *I think this will be a significant selling point for Amazon*
-Located right next to a large swath of underdeveloped properties, much of which is old, interesting and ripe for unique redevelopment
*Is Amazon going to want to build their HQ2 next to soulless office buildings, strip malls and/or generic retail or something like Newport and CIM is developing?*
-Lots of under utilized / affordable housing w/i walking or close transit distance

It either happens in the Gulch or it doesn't happen in Georgia.

Very good points.


However, I think the Spring Street Corridor of Midtown offers similar attributes while being closer (or in) the technology hub of the Metro. And--with easier "by car" access from the northern burbs (while still offering stellar public transit access and options).

I think the primary downside to the Spring St Corridor is that there isn't (at least that I know of) the opportunity for development that they can make their own. It would just have to be office buildings scattered among existing office buildings. I don't think they would be able to develop something uniquely theirs in Midtown. Although, I think that's how their Seattle hub works.

In regards to being close to an existing tech hub, I don't think that will be much of a concern for Amazon. They will create a tech hub that squashes any existing tech hub wherever they end up. There's lots of tech at PCM, up in Alpharett, I don't believe Tech's tech hub isn't going to define the technology scene in Atlanta.
