Was in town and spent some time at Avalon last week and it's definitely taken off. Pretty impressive area now. Didn't get a chance to ride over to the new mixed use community at McFarland? Any updates on that one? Did they break ground?

I guess time flies when you're having fun... I was there when it first opened and found it unimpressive. Seems to have grown quite a bit since then.

Yeah, I actually used to work very close to Avalon and drove right by it almost every day and never ventured into it but when I finally did I was heavily impressed. Very nice place.

Avalon is a game-changer. I see it as a catalyst for taking its environs to the next level ie Perimeter Center and Cobb Galleria.

To the detriment of North Point.

If you're like me, you laughed at the $5000 rents there.

Looks like it's actually working for them.

Avalon apartments in Alpharetta rent for $5,000. Here's why

That'd be Halcyon. Just doing site prep work, mostly red mud, with aqua plumbing, (?) runs sticking out of the mud, some curbing in. Looks like it may span Ronald Reagan Blvd at McFarland. Still to be done extension of Ronald Reagan from the north and the McGinnis Ferry GA 400 interchange and widening of MF Rd.

HALCYON

True that, but retail in Atlanta has always been always been a sink-or-swim situation.

The office building that's under construction in Avalon has already been 80% leased by some big names like Microsoft and SAP. Because of this success they are already planning another office tower behind it from what I heard. They are also building another class A office building right across the street behind Gwinnett Technical college. Once these towers get occupied and the employees start moving into surrounding areas, the whole area will get even more vibrant from what I feel..
