moving from richmond va
Hi!
I'm a single prof. moving from richmond. I've been living in more of a suburban type area and would like a change of pace. More ITP. My friends who live there are guiding me more towards the Virginia Highlands/Midtown area.
Any advice?

It all depends on the following (in my opinion):
1. Budget
2. What you would like (condo, townhouse, single family home)
3. Where you will be working
There are many wonderful intown neighborhoods.

I'm not sure about a townhouse or single family home yet. My price range is from 250-300,000. I'll be working in the Atlantic Station area.

There are lots of great condos in the City for your price range. There will actually be some in Atlantic Station to make your commute even shorter. I would stick to something inside the Perimeter (ITP) so your commute will be short and so that you will have access to all the great activities within the City limits. It will really depend on how much space you need to get you focused in on an area and location.

I have a friend of mine who has a home for sale close to the Grant Park area. He is now considering renting or lease purchase due to the slow market. It's a transitional area, but nearby neighborhoods are experiencing a revitalization. Could be a good intown investment.

I have a younger friend moving down here (24 yrs old) who wants to live where all the action is. She's ok with renting (the words property value are still a few years away from her vocabulary) and schools are not an issue. any good places for the recent college grad?

You can easily find a nice home in any of the areas within the perimeter in the price range you mentioned. It all depends on where you'd like to be and your preferences. For a true urban lifestyle, I would recommend living close to where you work... either Atlantic Station or Midtown. Although it's not recommended, you could live without a car in either of those areas. I live and work in Midtown and often leave my car parked for days at a time! I enjoy walking to restaurants, shops, the High museum, theaters, nightlife and Piedmont Park. And if there's something I'd like to do downtown or in Buckhead, I just hop on MARTA and I'm there in no time. The airport is a breeze to get to for a weekend getaway or vacation. There are also a lot of opportunities for renting for your younger friend!

I moved to Atlanta from Richmond after graduating from VCU. I moved to Midtown near Piedmont Park. It was pretty fun to hang out at the park and be near the nightlife. There are some cool apartments in some of the old Victorian houses.
VaHi is cool too. I think I found Midtown cheaper at the time.
I live down by East Atlanta Village now. I don't enjoy the nightlife much since I have a toddler, but there's plenty to be had... The commute to Atlantic Station is a bit easier since you just jump onto I-20. It's only a matter of minutes.
I sure do miss the Fan some days... Living in Richmond was fun. I miss Bottoms Up Pizza in Shockoe Bottom or was it Shockoe Slip? I can't remember any more...
