Some pictures of master bedroom and master bath will help. I don't see any pics of second floor at all.
Kitchen and Master bed and bath are first things people want to see when they go home shopping.

Default Property Search

Hi, I just did a property search on houses for sale in Suwanee and 88 homes came up. Yours was not one of them. Are you on MSL? Need to see some pic of the bed rooms and bath rooms.
Your house does look real nice, I like it.

I did notice that your agent doesn't have an MLS number listed for this home like she does for the other homes for which she has virtual tours. Made me wonder why? It is listed, isn't it?

Change agents - you need more pictures and higher quality pictures. Any agent worth their salt in this market should know that.

I'm not a realtor, but I do know some people who live in neighborhoods on your side of I-85 who have said that their market has not done as well as other parts of Suwanee on the other side of 85. I know that if people are coming into Richland off of Lawrenceville-Suwanee there are a large number of older homes and subdivisions that are starting to become run down. I wonder if that might be a factor.

I hate to saw it..but first of all, it is easier to sell a Suwanee house when you are on the other side of I=85 than when you are on the Lawrenceville side. Secondly, we sold a house in Suwanee last summer that was similar for $292,000. We had a home with a brick front, five bedrooms, a finished basement with a bathroom in it, a large yard, hardwood floors in the kitchen, family room, on the stairs and the upstairs hallway, corian countertops and some other nice touches-new carpet, new paint, no pets, no smoking etc. It was a nice house. I think your neighborhood is probably slightly nicer than ours was, but we still had swim, tennis and everything. We originally priced it at 305,000 after we saw our competition. We priced it slightly lower than our competitors in neighborhoods like Morningview. We didn't get anywhere at that price, and dropped it to 299,000. That's when it sold. It took a little more than two months if I remember correctly. We needed to move, so we didn't have time to hang out. I think your house is beautiful as well, but look at the competition on both sides of 85. We found our finished basement to be the winning ticket since there were few homes as nice as ours in that price range with a finished basement.

Lizzy,

There are currently 15 homes in the Walnut Grove Elementary district priced between $300k and $400k. In the last year, only 8 have sold. That means there is about a two year inventory of homes, assuming the same absorption rate as last year. I've looked at your home and your neighborhood competition. You don't need to do anything to your home - it looks fine. Your agent, however, has only sold 3 homes in your price range in the past several years. She has had an equivelent number of listings taken away that she never sold. I think you need a more experienced agent. Unfortunately, looking at the sales history, there did not seem to be a single agent who is dominate in your area.

If you are getting a lot of showings, is your agent tracking the feedback of the potential buyers and their agents to see what they liked/didn't like about your house? Has she tracked those agents who brought prospects to see if they have bought anything else in the area? In today's market we are getting a lot of lookers, but they either have homes to sell or they get a rather interesting suprise when they talk with a mortgage lender. It is as someone else said generic. I'd get the coat rack out of the dining room and the birdcage. Having the computer in the family room like that makes it look like you don't have any where to actually put it. Have you thought of turning your formal living into a study. Most want a office not another sitting area especially since you finished the basement. Get the kids photos off the wall in the family room, they should go in your bedroom. Is that a ball light hanging over the island in the kitchen? Get a small chandelier to hang there instead. The paint is rather plain and especially since you have nothing on the diningroom windows it looks bare, not warm. I know alot of people are no longer wanting white cabinets in their kitchens. That is a big expense to replace. Good Luck

No offense Cruikshl, but Lizzie, everyone thinks they have great taste. There is nothing wrong with your white cabinets. Your competition has them. I do agree with getting any personal photos out of the public areas. You want to make the potential buyer feel like it is their home - seeing another persons family makes it difficult for them to see "themselves" in the house.
