Hi, does anyone know the pros and cons of living in these two areas:

Roswell (30076) vs East Cobb (30067)

We are considering buying a house. We both work from home but would like to purchase a home in an area that is convenient to job centers in the future in case one of us has to commute to work in the future. We have small children (3 and 4 yrs old). We are looking for a good balance. An area that is with friendly neighbors, good dining options, and easy to enjoy nightlife in buckhead once in a while. Safety is important too. The subdivision in Roswell we are considering is called Sentinel on the River and we are not sure the name of the subdivision in Marietta or if it even has one but the house is zoned for Walton school district there.

The schools in the area zoned for the Walton High School cluster are regarded as being some of the best public schools in the entire Southeastern U.S.

Walton High School itself is regarded by many to arguably be the best public high school in the state of Georgia and is (along with nearby high schools like Pope, Lassiter and even Wheeler) a fertile recruiting ground for the best colleges and universities in America, including Ivy League and Ivy League-caliber institutions of higher learning.

Students who perform well academically at a high school like Walton often become recruiting targets for the best postsecondary institutions in the nation. Walton High School is an extremely highly-regarded school that has a national reputation for academic excellence.

The Sentinel-on-the-River neighborhood in the Roswell 30076 zip code is zoned for Centennial High School which is an above-average high school that anchors a cluster/feeder zone of average to above-average schools.

It is just that because of a high number of apartment complexes in the area, the Centennial High School cluster has a high population of working-class and lower-income transient students and families that adversely affects academic scores of what is overall an area of very good schools.

Both the Walton HS cluster/Marietta 30067 and Centennial HS cluster 30076 areas are great areas with good housing stock and access to many dining/entertainment/retail/recreational amenities on Metro Atlanta's absurdly amenity-rich Northside.

But the Walton HS cluster (Marietta 30067) is more affluent with public schools that score exceptionally high academically, while the Centennial HS cluster (Roswell 30076) (which is also home to a high level of affluence) experiences some notable academic challenges because of the high population of transient students and families in its attendance zone/feeder zone.

If one is having to choose between the two areas on the basis of school quality alone, the Walton High School cluster has the clear and overwhelming advantage. Though, the schools of the Centennial High School cluster can be a really good option, particularly if a child comes from a good home and a strong, stable family environment.

But have no doubt that Walton High School is one of the most highly-regarded public high schools in the entire Southeastern U.S.

Keep in mind, Centennial High and the Centennial High Cluster are really good, high-quality schools. The OP's family would be making a great choice as well if they settled in 30076.

But if we are being subjective (which we are here in this particular situation), the cluster of schools anchored by Centennial High School (including Centennial High School itself) experience some academic challenges because of the higher population of working-class and lower-income transient students and families there compared to a district like the Walton High School cluster where the working-class/lower-income transient population is extremely low.

At Centennial High School, low-income students make up 32% of the student body, but at Walton High School, low-income students make up only 5% of the student body.

Even though the elementary school that serves the Sentinel-on-the-River neighborhood (River Eves Elementary School) has a fairly very high population of low-income transient students, it is still a very highly-rated school. (...Low-income students make up 43% of the student body at River Eves Elementary School.)

But the middle school that serves the Sentinel-on-the-River neighborhood (Holcomb Bridge Middle School) only gets average ratings at best because of the very high population of lower-income transient students and families living in the above-average number of apartment complexes in the area.

Centennial High School appears to be only the 8th-best high school and cluster in North Fulton County while Walton High School is arguably the best (and one of the absolute most highly-regarded public high schools and clusters) in the state of Georgia and one of the absolute best and most highly-regarded public high schools in the entire Southeastern U.S. below the Northern Virginia suburbs of Washington D.C.

If one is making a comparison between a Walton High School and its cluster of schools and a Centennial High School and its cluster of schools, there is no comparison. Walton High School is clearly the better of the two hands down.

Though, if one is taking a closer look at a cluster of schools like Walton, one probably should be warned that a school like Walton HS does have a reputation for being competitive in some (but most certainly not all) social circles. Walton also is a much more competitive high school than Centennial, academically.

Though Centennial definitely is a very good school in its own right, a student does not necessarily have to work as hard to be at or near the top of the class at a school like Centennial as they do at a school like Walton where the competition to attract the attention of the nation's top postsecondary academic recruiters is much more intense than at a less highly-regarded school like Centennial.

Walton High School is not as intensely (and sometimes severely) academically vigorous as a Northview High School, and Walton HS does not have the reputation for being as highly socially competitive as a Johns Creek High School... But make no mistake, Walton High School does have a reputation for being highly-competitive in some aspects, socially and academically... So do be aware of that potential (but not absolute) aspect of life in the Walton cluster.

We have family that was zoned to Centennial but moved to John's Creek about 10 years ago because the elementary school they were zoned for didn't rate very highly. Both sides of Roswell have a lot of affluence, but east of 400 in the Centennial district, there is more moderately priced/multifamily housing. This does impact the test scores at Centennial. Typically, Centennial doesn't score as well as Roswell or Walton, but Centennial has a powerhouse lacrosse program and some other excellent extracurriculars that may be better than Walton or Roswell.

We also have friends whose kids are zoned to Walton, and they've said it's really hard if your kids are average to slightly above average students. They've said Walton tends to cater to the gifted kids, and a lot of the average kids can get left behind.

Overall, Walton is going to be the best academically, but will also be more expensive, and lacks the diversity of Centennial.
