I just sold in Cobb. Under contract in 3 days, $5k above list. Anything around $250K that is updated will sell fast. Prices in my neighborhood seem to be rising by the week. I am moving out of state to be near my daughter, so I was not caught in the "nothing to buy" trap, but a lot of my neighbors are. They would like to move to homes more suitable for an older person, (one-level, less yard), but there are not good options unless they are willing/able to spend a lot more money.

In which part of Cobb were you located?

Still plenty of demand. I think some of it has to do with the fewer foreclosures as well.

The schools are solid. It definitely helps. We are Keheley, McCleskey, Kell. I think Kell has underperformed for the demographic, but I like their new principal and expect good things.

That's a good cluster and line of schools. Kell performs well--I think the cluster is one of Metro Atlanta's best kept secrets.
