I am looking to move to the Cumming area and have several rental homes identified. Many of these are townhomes off of exit 14 on the west side of 400 and just to the west of highway 9. I am mostly posting to get an idea about the safety of this area. I understand Cumming is a relatively small town and is generally safe. What about this specific area right off of exit 14?

I also have a few townhomes identified off of exit 12B to the west of 400 right off of McFarland Pkwy. What about the safety of this area?

Any advice about choosing one of these specific locations over the other? Drive time/traffic isn’t really a factor and I have no children. I am just concerned with the safety and other living circumstances of the two areas.

I would think that these would both be very nice and safe areas. Our resident Forsyth County expert, AnsleyPark, ought to be able to chime in with much more info, however!

Very nice and safe areas. Both area has living circumstances, exit 12 McFarland is closer to North Point and the Windward shopping areas and exit 14 is closer to the Buford drive shopping area.

Yep, both good areas.

It never hurts to inquire at the local police station, if you want specific crime statistics, or a police officer's opinion.

Safest area in all of Metro Atlanta. Living circumstances would be: close proximity to Alpharetta/Roswell/Johns Creek, SR400, Lake Lanier, North Georgia outlets, North Georgia Mtns. as you know. Newest high school in Forsyth County opens in the fall (Denmark) in that area. Avalon type mixed use town center opens in 2019, called Halcyon, on the southside of exit 12 (McFarland).

Cumming is small as far as amenities within city limits, but Forsyth (Cumming area/postal codes) is an extension of North Fulton and thus very busy, amenity rich. Fastest growing county in the state (7,000 new people per year), low taxes, with the best parks and rec system in the state. Richest county in the state based on median income. Meth is the only issue and that is mostly in the rural parts in the far north region of the county and even some in the Cumming city limits.

Safety is not a concern in Forsyth.

McFarland Pkwy, especially west of 400, has a lot of light industrial warehouse-type businesses [granite countertop installers, plumbing supply wholesalers, etc]. So, there'll be more truck traffic than most other areas. There's also not a lot of amenities, at the present moment, unless you go down to the Windward Pkwy area. That said, there's a large mixed-use development under construction on McFarland just east of 400.

No more so than any other of the North Fulton exits south on GA 400. I travel McFarland daily and hardly ever encounter excessive truck traffic.
