I'm moving from South FL to northern atlanta suburbs with my wife and daughter to be closer to her family.

I'd like to hopefully buy somewhere that has a shot at some appreciation, Alpharetta is really nice though may be a little out of my range if I want to get a newer home......Cumming seems really nice.


I need me some good indian food, pleasently surprised to see Alpharetta is a powerhouse when it comes to restaurants.......

Thoughts?

Short answer: yes.

Anywhere along GA-400 between Alpharetta and Dawsonville will see explosive growth (maybe more so than the past couple of decades) between now and 2040, similar to the way Loudoun County, VA has grown.

If you're looking for an attractive, secure and up-and-coming suburb on the edge of the metro then Cumming should suit you very well.
What community are you coming from in south Florida? Were you happy with it?

There are definitely a lot of Indian restaurants in Alpharetta. This is simply due to the huge Indian population in the nearby areas. Many subdivisions in Alpharetta, South Forsyth and Johns Creek are majority Indian. There are subdivisions where it is 90%+ Indian near Dave’s Creek Elementary School.

I used to live down there as well and wanted to know what kind of a feel you might want in a new community.

Quiet, nice community, relatively new, HOA to keep the place nice, decent sized lot (not a must), not too redneckish, etc.

We moved from South Florida about 3 years ago. Cumming seemed a distant place at that time and we rented for 3 years in Dunwoody..only recently bought a house in Cumming. The traffic on 400 can be brutal at rush hours and 25 miles is not the same a 25 miles on Fl turnpike.. its pretty bad on 400. Proces have seen steady growth in Forsyth county in the last few years - but given the sprawl of the county you can find a house in any budget.

Yes Alpharetta has a ton of desi food places and Cumming/Forsyth has a pretty high Indian population.

As for appreciation - nobody knows - right now the market is cold and you can negotiate(I learnt the fact after buying my house last month)
