A major logistics center that will provide more than 600,000-square feet of space is coming out of the ground in Buford.

Architectural design firm Ware Malcomb announced on Tuesday that construction has begun on the 985 Lanier Logistics Center project. The 44-acre industrial park, which will have 615,572-square feet of space spread across three buildings once it is complete, will be located at Georgia Highway 13 and Lanier Islands Parkway.

“We are excited to help bring this new, state-of-the-art industrial center to this developing market,” said Jason Dooley AIA, Regional Director of Ware Malcomb’s Atlanta office, in a statement. “985 Lanier Logistics will fill a tremendous need for businesses, and we have designed the space to be flexible enough to accommodate the various requirements of a range of potential tenants.”

Florida-based McCraney Property Company bought the property from Northeast Georgia Health System Inc. in March. The development company said on its website that it is building the logistics center to address a need for industrial space in the Atlanta area.

The center is expected to open in early 2019.

There will be a total of 160 tractor trailer stalls at the center and tenants will have between 25,000 and 236,000 square feet of space to spread out, according to Ware Malcomb officials.

The three buildings included in the center will offer Class A industrial space and they each vary in size. One building will have 209,252-square feet of space. Another will have 236,240 square feet of space. The third will have 167,080-square feet of space.

They will each have industrial spaces that are about 32 feet in height and dock doors will be between 38 and 42 feet in height.

Evans General Contractors is handling construction.
It's kind of difficult to believe they would build something this massive on spec alone. They must have at least SOME contracts.

Any idea who is going to set up shop here?

Meh, not really. Apparently, vacancy rates are at all time lows with the e-commece industry booming.

There's a 1.2 million sq. ft. spec warehouse going up right now here in Coweta County, and I think there's at least several more under construction in Henry County.

What really concerns me is these are low-paying jobs (thus the workers have much less buying power / disposable income) that will be extremely susceptible to automation within the next decade, which depresses property values and scares away more higher-end developments.
