I am thinking about purchasing a residential home and renovating it or buying a lot and building a home. My options are below:

(1) Purchasing a small home (maybe a 2/1) and adding a master suite (going up vs going out dependent on lot and set backs) and making a few other renovations if needed (kitchen, laundry, etc)

(2) purchasing a home that is already the size needed (no additions needed) and renovating the interior to fit my needs/wants

(3) purchasing a lot and building a basement home that is in total about 2500 sq ft.

Can anyone give me an estimated cost per/sq foot for each scenario? Each situation would include middle of the line finishes.

This would be ITP. I've seen new builds in Woodstock/Suwanee etc, that are absolutely gorgeous between $400,000 and $600,00. Is that same price tag doable ITP? OR do contractors automatically up their cost for ITP folks? Ideally, this would take place in Grant or Ormewood Park areas, and I don't need information regarding the UDC or local restrictions on historic codes, I am familiar.

And most importantly, if you have a personal story of one of the above situations, I would love to talk to you!
