re legacy
Planned on moving to atlanta a year ago, I wa strying to sell my home here, and was assured they could work something out if I didnt sell on time. Well, they took mmy money and ran, I filed a complaint never heard back. I also have noticed that alot of thei rcommunities go down hill really soon. So stay away, I am soooo glad I didnt end up buying with them.
I am now finally relocating in 2 weeks, and am going to rent for 3 months and will probably buy a resale home at least 3 years old.

360 Turn Around
My wife & I went to visit the community we were going to move in and noticed something weird this time. I would guess there are about 35% of the homes in this community being lived in. On one street, we counted had about 30 homes and only 5 had residents. This is not a new community, maybe in its second phase. Looking back, this was one of the reasons we decided to look else where. If you're looking, consider the number of vacant homes. Our reasoning was, if the homes/community is really good, there would be at least 60% - 70% residence. The lots were also extremely small. We did however find another builder who built a home very similar to the Rosewood. It was not Legacy or Homelife, but the plan was ver similar if not exact. As I've mentioned on the forum before, the plan is beautiful. It's the strategy behind building quality.

Jtmony....a big reason that there are a lot of vacant homes (in a lot of neighborhoods, especially starter home neighborhoods) is because of the no money down loans that the banks were giving out like candy the past few years. If you had less than perfect credit, no down payment, and no job, the bank would give you a loan they couldn't afford. Many of those are people who couldn't afford a house in the first place and are trying to sell them off to recoup some of their money, pre-forclosures, or even forclosures. Also the small plots are common place these days in metro-Atlanta for new homes....be it a $160k home or $350k home.
My wife and I are strongly looking into the Legacy community in Canton (Hidden Creek) and will most likely have the home built. If we do indeed go with this community, I plan on making weekly trips to the build site as well was having the home inspector inspect the home as its being built (like one poster suggested).
From what I've seen and read, most of the problems could've been avoided by having a real estate agent and getting the home inspected by someone other than the county. I've already let my wife know that I'm going to be raising hell if something isn't done correctly, though my real estate agent is a mean SOB and she won't put up with any crap either.

Congrats jtmony on your new home. I think it strange that most of the complaints come from south Atlanta, but I still beleive it is the particular builder that makes the difference. My builder is the kind of guy that thinks it should be done the right way and if somebody says they are going to do something then they need to do it . I am extremely happy with our Rosewood and the Somerset community. The pool is open and that makes for a happy 4 year old. The HOA is easy to get approval for a fence and stuff like that also. Our neighborhood has only 7 or 8 vacant homes and they are currently building 4 or 5 more. The only real complaint I have so far is the street lights. It is not Legacy's fault, but Paulding County's fault due to their rule of not turning them on until the subdivision is something like 80-85% full.
As for the KB homes question, the two neighborhoods we looked at in Paulding and Cherokee were OK except for the prices for all the options made it more than I wanted to pay.

If you're still looking
Since we've purchased a new home, we've begun the next stage, decorating it. At the advice of some friends, we decided to drive to Peachtree City. We were very impressed with the community. The prices of the homes are HIGH, but still a good investment. If I had to do over, I would have purchased in this area. If just for the traffic alone. I believe you have to weigh what's important. I believe the schools in my area and the Peachtree City good schools. We have a 5BR/3BT on an acre and about 100K-150K less than Peachtree. You won't get that in Peachtree City. However, it will not take you more than 30 mins to travel to and from home.
Oh, McDonough also have some very lovely homes to.

I closed on my home in Cooks Landing in May. I love my home but teh problems that I ran into with the home were amazing. As far as the agents there is one that is very unprofessional first intial V. She always seemed to be bothered when I called and she never followed up.
I worked with the other agent SH, she was wonderful.

Cooks Landing is on my list of communities to visit. Can you tell me what part of Fulton County Cooks Landing is in? It only states Fulton County on the Legacy website.

Good Experience with Atlanco Builders LLC
I closed my home from Atlantco Builders LLC in September 2006. The workmanship of the home is excellent. Atlanco offered several high quality standard features including 4-sided brick construction, automatic garage doors, high quality carpeting, wood floors and kitchen cabinets, appliances and CAT WIRING & cable pre-wire in virtually all the rooms. This mid 200s subdivision is in Lawrenceville and it is only 50% completed. At this point, they have not shown any signs of cutting back on the quality of the new homes or selling to "subprime" buyers. Atlanco's homes may be worth a visit.

Has anyone been in legacy communities Hamiliton model, we have purchased a home without going inside a model. We do appreciate any response. Also in current feedback on Legacy rep in the Henry county area
