I Firmly Agree!
I Have Been In A Legacy Community For 18months Now. I Am 25 Years Old And I Am Probably The Youngest Homeowner In My Neighborhood. This Was My 1st Time Buying A Home And After Living In Newyork City For Many Years, Living In An A Partment Doesnt Prepare You For This Process. But It’s My Own Fault For Not Doing The Research Needed! Legacy Is The Worst Thus Far! I Can’t Agree Any More With The Negative Issues That Everyone Has Expressed.. I Live In A Richmond Floor Plan(4 Bedroom 3 Fullbath, Roughly 3000 Sqr Feet) In Legacy At Cascading Creek! Some Of The Houses Appear To Be Leaning Do To Erosion.. The The Sales Reps Were Very Relaxed And Seemd To Have No Knwledge Of The Building Process. We Were Supposed To Close Feb 06 But Ddnt Close Until May 06! Like I Sd This Is My 1st Home And My Wife Was Pregnant At The Time.. We Were Anxious To Buy The Home B/c Of The Size And The Layout. I Went Every Week To Check On The House As It Was Being Built And Started Noticing Problems, Like The Wrong Carpet Was Being Put In, Wrong Colors For Cabinets And Knobs. And The For A 4 Month Period Bbuilding On The Home Stopped ! For What Reason I Dont Know? But I Do Know That It Was Around The Time Georgia Was Having Issues Surrounding The Use Of Illegal Aliens .. It Has Just Been A Trying Experience.. Fortunately I Dont Have Some Of The Problems My Neighbors Experience Like Leaks, Cracks, And Foundation Issues.. But The Reoccuring Nail Pops, The Cheap Cabinetry (some Cabinets Are Not Succured To The Wall), Poor Carpet Installation, Dead Saud, Unsmooth Ceilings (that I Paid An Extra $1000 For), And The Structutal Integretyof The Home Are All Pains And Eye Sores.. My Closet Racks Fell Down With The 1st 5 Months Of Living In The House.. We Didnt Even Have All Of Our Clothes On The Racks, And It Left Huge Holes In The Wall Where U Can See That They Just Nailed It In Anywhere.. The Home Seems Smaller Than The Model And Some Of The Room And Clset Dimensions Are Smaller As Well. The Garage Was Unproperly Installed, According To The Homedepot Installation Guy Who Put In My Automatic Openers.. If There Is A Class Action Please Let Me Know Where I Can Fiond Out More Info.. I Am In The Process Of Renewing My Warrnty B/c I Have No Idea What The Future Holds With This Sham Of A Company! Live Big For Less Comes With A Big Cost! So All Of Buyers Out There, Stay Away From Legacy.. The Only Conclusion I Have Come To Is To Complete As Many Upgrades As I Can And Im Selling! And I Strongly Suggest Anyone Who Owns A Home In A Legacy Community To Do The Exact Same.

Please don't capitalize every first letter, its very annoying.
Anyways, I think it has to do with who Legacy had contracted to build the home. The home I'm buying is very solid in construction so far and has passed both father-in-laws inspections (whom both do construction work).

Oh, Come On, I Know That Capitalizing The First Letter Of Each Word Isn't That Annoying  . I sincerely hope that you get a licensed inspector (not just a county one or your father-in-laws) because stories such as the above are not very uncommon with Legacy. It is a COMPLETELY different story once you move into the home and start living in it. And also, I hope your inspections are include foundation issues (before they even start putting the home up), and sheet rock issues, and not just "Oh, it looks sturdy" because all of them "look" like it. If you are getting a Legacy or Homelife Home, both inspections will definitely be worth your money in the long run. To me, they both suck big time.
And by the way, the erosion and leakage issues described go back to a point I made a while back when I did research with them and decided not to buy a home with them...in certain areas, they do not take gutters all the way around their homes which seems minute in the beginning, but, can be very devastating in the long run. I has nothing to do with who Legacy contracts to build the home, they contract the same workers that work on every home in that subdivision, not a different set of workers for each home.

Oh of course I'm going to get a home inspector, but both father-in-laws have a good eye for construction and basically told us if it was worth our time. The builder seems squared away and I got to meet him when I signed the contract. The gutters were and issue, but we found out it would be cheaper to do it ourselves than to let them add it on.

Okay, good; I would stay on top of them and I would make THEM put gutters all the way around free of charge; just ask. It's your investment and they shouldn't cut corners like that; I was in the process of buying a Legacy Home and that was a concern of mine and the builder offered to take them all the way around for free; even if it is cheaper to put them yourself, this is your HOUSE for crying out loud, I bet they will do it without charging you. Needless to say, I still ended up buying a resale with equity and haven't had any issues with it.

Someone please help!! My husband and I signed a contract with Legacy 5/07 with an "estimated" closing date of 10/07. We live about an hour away from so we can't just pop in on them. We have heard nothing but excuses from them as to why our home has not been started. Most used excuse is that the County is behind on their permits and inspections. I called the county today and was told they are not behind at all.
Needless to say I cannot reach ANYONE at Legacy!! Let me back up here....we left for vacation on July 1st and we had been to see what they had done to our house...NOTHING!!! We were told that they were waiting on the County, but our foundation should be poured and the house started framing while we were gone. We came back and went an hour to check it out and again NOTHING!! I went to the office and the gentleman there that I spoke to tried to convince me that my house was framed......I told him that it was not our lot and he argued with me until my husband stepped in.
Since then all they have done is half-way frame for the foundation to be poured. We drove an hour again this past Saturday to find that out...only to talk to the builder himself who said he was waiting on inspections and permits from the county! But that he was sure our house would be done within seventy days. Imagine that....more permit holdups!!
Since I called the county today and cannot get anyone from Legacy on the phone my husband has pulled the plug on my "dream' home. They have continued to give us excuses with no results. So I can't say I blame him!! Oh also when I was talking to the woman from Legacy on Saturday she made the comment " I have eight families due to close in two weeks and we don't even have their houses framed yet, and they are living in hotels" What kind of homes will those people live in. There is a part of me that wants to save this sale for some unknown reason. But reality says not going to happen.
Anyone out there know how hard it will be or what we should do to get our money back? And where do I go to find my next "dream home" that won't turn into the nightmare this one has?

It sounds like you decided to do this all on your own. Is there a REALTOR representing you? I always advise buyers never to go to a new home community unrepresented. After all it cost you nothing.

Yes we sure do have an agent and a good one....she's investigating the entire thing, because she is not happy either. I was just looking at the contract and I think we are going to loose money with or without a REALTOR!! Looks like Legacy has us...

I am awaiting info on the McDonough area, is it a fairly low-crime rate area? also does anyone know of childcare in the area that has 2nd shift staffing. I am also looking for a black cultured church that is not Mega. Thanks so much for the response. Also still looking for that nursing position- anyone that knows any good nursing jobs please respond
