Skip,
When you say it passed inspections, do you mean the county inspections or a private inspector you guys hired?

Legacy Homes
It was county inspectors. I'm not sure how to go about hiring an inspector. I imagine that the builders are in bed with most of the vendors including inspectors. Since I'm not there, my fear is that if we hire an independent inspector, he too can get over on us. What would we ask, how would we validate what he reports, etc?

JTMONY,
A private inspector is not sleeping with the builder! Builders HATE private inspectors!!! Infact, you will find that some builders don't even allow private inspectors on their properties. I suggest you hire an ASHI certified inspector!!! It will run you in the range of 400-700 depending on the size of the home and if there is a basement, crawl space, pool and so forth. If you do not hire an ASHI inspector and buy this home based on the county inspections, you might be in for a nightmare!!! Seen it so many times!! I am not an inspector, work for an inspection company in the accounting dept, so I have seen my share of bad things come through here.

I would agree that having your own inspector is a good idea. Most reputable builders allow them, although they may ask to see a copy of their credentials before they allow them to inspect. That's not a big deal.
I'm dying to know what Legacy's legal people made them remove from msladee's post.....

Legacy Communties
I took Brewboy's advice and hired an inspector. Surprisingly each inspector I interviewed was very affordable and very helpful. In fact, one gentleman gave me a name of an inspector he felt was more experienced than him. My sells rep asked him to send his credentials, but that was not a big deal. In fact, the inspector told me to expect it.
I too am interested in what other people think about Legacy homes. I've found that each community is different. This is not our first home, but it is the first time each community had different building standards. I called one community and spoke to a builder and he was very knowledgable and took his work/product very seriously. He made us feel very comfortable. Unfortunately, he was building in an area we did not want to live in.
Again, I'd like to know what others think, specifically those living in Legacy built homes.
I'd also like to hear from those living in Legacy under Section 8.

I am guessing that there aren't many SEction 8 families lurking on this board. In case you don't know, SEction 8 is a subsidized housing voucher that families must qualify for.

The Rosewood
The Rosewood appears to be a very nice plan. Unfortunately, we're purchasing this home without stepping foot into a model. Has anyone ever been inside a Rosewood (Legacy Communities)? Base on what the sales rep tells me, the rooms are really a nice size. The Owner Suite is approx. 18x15 w/12x12 sitting room, bd rm # 2 is 11x15; #3/ 12x12; #4/11x12; #5 10x12. Again, this is according to the rep. The pictures appear nice, but I'd like to know if anyone has actually been inside, and what you thought?

I purchased because Legacy has no liens on any lots. They pay their bills. This is our second home we have built. First w/ KB. Advice? Stay on top of your builder and...HIRE YOUR OWN INSPECTOR! Remember, you are not in an apartment, you own the property. Warranties are not catch all and give owners commin sence.
Legacy is family owned so their reputation has more at stake. Besides, Scott Scmidt the owner can be found if you need to find him.

Hello jtmony,
I found a Rosewood model home with Legacy @ panhandle valley. If you want to access the pictures just go to community #6 in the legacycommunities.net website. Hope this could help you. I spoke to my agent and asked to see a finished Rosewood. He's extremely helpful and is going to help me with that request. I will take many pictures and if you want I could foward them to you.
