If you are a new home buyer, you should engage true professionals to help you out; don't merely rely upon what the builder and their staff tell you. All too often, new home buyers don't take heed to this advice until well into the transaction when problems arise with the builder, mortgage company, etc.. Do your homework before you enter into a contract. Lastly, don't just pick out an inspector from the yellow pages, as many are fly-by-night. A good buyer's agent is your advocate to point you in the right direction in this all-important area.

Hello, Steve. My name is Marvin and we are looking to build in Hopewell Manor and I was wondering if you are still liking it in this Legacy community. We were out today looking at lot 63 which is down the 1st street to the left as you come in the subdivision with the privacy lots. We are wanting to build a Danville floor plan. Can you please give me some insight on your dealings with the Legacy people?

Ultramarv, I put a contract in at Hopewell in January, and they haven't started my build yet. They keep telling me "it will start in a week or two" and I've seen six or seven more foundations poured, none of them mine.
So my thinking is, unless you let them rip your head off with the price and you promise to never, ever bring in an inspector, they aren't going to actually build you a house. I had to go to corporate before they would even admit to why my build hadn't started (I have a current home to sell), and so we lifted all contingencies several weeks ago and still, not a single movement on my lot.
I have a feeling I would love it there, if ever they would build my house.

Cmills,
What reason did they tell you they hadn't started your build? We are kind of in the same situation as you and can wait and we actually want to have the build done somewhere in the late fall '08. They have told us that it usually takes 30 days to get a build permit and then atleast 120 days for the build. We have been looking at this neighborhood for a few months now and we really like it. We have noticed that there are a few new foundations poured of the past few weeks and a lot of lots waiting for foundations that say "under contract". Please let me know if you have any more info to share or have any more experiences (good and/or bad).

The gals at the neighborhood kept telling me that they didn't know why it wasn't started, that they expected for it to begin construction in a week or so...it was only after I contacted corporate that they admitted that they wouldn't start construction unless I removed the clause in our contract that I wouldn't close on the new house until my current home had sold.
So I removed the clause, and I'm still waiting. We have small children and want to move over the summer. Not sure if that's going to happen now.

Well, I hope they start on yours soon. Like I said earlier, we have no problem if it gets drawn out over a few extra months but I understand where you're coming from. It would be hard to move with 4 kids during school time. They might have been waiting to see how many lots they could really sell before that get going with many projects. I've noticed in the past 2 to 3 weeks the foundations are going in faster than before and more lots have sold or under contract on them. I work in downtown Cumming and will probably be by there again this week. I will keep you updated if I see any more lots with new foundations. Let me know what lot you're building on and I'll let you know for sure. We've picked lot 63.

Oops... not sure where I got the "4" children from but anyways with children it would be hard to move during school. Sorry, if I gave you more kids than you've got... LOL!!

Rosewood Home
I have steped into the model and it is huge. All of the rooms are on the 2nd floor and there is a sitting room in the owners suite. There is also a little area once you go upstairs for you to decorate a play area. The home is very big. That is my second choice home my first choice is the Legacy II because it is a ranch home with a bonus room upstairs. They have the rosewood model home at the Villages of Hampton if you are close by and want to see it.

Hello Marvin, we are still thrilled with our house at Hopewell Manor. It has been almost 2 months now and I have to say that they are top notch here. We have had a few issues come up and the warranty department was right on it. They have even made a web site for homeowners where you easily submit any work that needs to be done. We just used this the other day and my wife said someone called her back to schedule with in a day.
I have really been impressed with our new home and I am still quite satisfied with Legacy. We have also met a lot of new neighbors and I have yet to find anyone with complaints.
I still say Hopewell Manor is Great!!
FYI, we waited while our home was built and there were very little to no delays that were unexpected. We got in with the house after is was framed so it could be different starting from the slab but they seem to keep moving once under way. They are building homes left and right though. Houses are going up like crazy here and across the road at Wild Meadows. Cumming is booming!

Keep on them and don't be afraid to put on the pressure. Unless you just absolutely have to move in, I would threaten to walk and I bet you will see things get moving faster.
Also sincerely check them on everything. They can and sometimes do cut corners but if you just keep with them on things, they will see you are concerned and will make everything right for you. It's the people who wait until after the deal is done to complain and they are the ones who are left out in the cold.
Be persistent, and if you haven't already done this, also get a real estate agent on your side. We didn't and we worked much harder than we had to. A real estate agent will take their cut from Legacy but work for you. And the agent should be watching the build details with you and help with many of the purchase questions.
