Hello,
I am a buyer in the Hopewell Manor subdivision in Forsyth County. We put a contract down on lot 63 in late April 2008 and the builders agent said it would take about 30 days to get the building permit and it did. It actually took 30 days. We were given a 4 to 5 month build time frame and we explained that we needed as long as possible as my fiance is still in a lease contract til the end of December 2008. They set the tentative closing for September 30th, 2008 which we agreed upon. The only compliant, if it is really a compliant, is that they have been "too fast" building our home. They got the building permit about May 21st, 2008 and just within a couple weeks they had the lot cleared off and the building materials delivered and the foundation started. I go there about 2 to 3 times a week, as I work in downtown Cumming, and they have done a good job. They have completely finished the "dry-in" framing and now have started the rough-in. They have installed the 2 heating systems in the attic and installed all the heating and cooling wiring and vents. I checked all of their work and it looks good. The heating units are brand new and no signs of damage or previous use. I informed the builders agent, Jennifer Wallace that we want to have a pre-drywall inspection and a final inspection and she did not even hesitate. We have scheduled the pre drywall inspection and it will be done just prior to the drywall being installed. I have read many compliants about this builder and many other builders. This is my first "new" home but I have been through this process with my mother and other family members over the past few years. You get what you pay for and it is up to you to stay on top of things. We had looked around at several sub-divisions and other builders and found pros and cons with them all. I will stay on top of our builder, pay for the pre drywall and final inspection and if everyting does not come out in our favor then we will not buy this home. We hope that they stay on the level and friendly through the whole process. I am using a home inspector that my best friend used when he purchased his home 2 years ago. I am a proud owner of a Legacy home ( Waverly Floorplan) its actually the biggest plan that they offer at 4100 sqft. In the community where I live, all the lawns are maintained, all the homeowners attend the HOA meetings, and everyone has paid their HOA dues. When I first went under contract, I asked a whole lot of questions, the sales person was very informative and gave me all the information I needed to make my decision. I actually felt like I knew here prior because of the care she took during the buying process. I did my research and found out that although each community is under the Legacy name, each builder in each community is different. The builder here at Pittman is Mark Johnson, he actually took time with me to answer any questions I had, he is a bit of a perfectionist so all the houses look really nice on the inside and out. No 2 homes look the same inside because he make each house a bit different inside. I happen to live in Pittman Park which is a swim/tennis community, and has been up for almost 2 years. The community is tree lined, the landscaping is impeccable and all the neighbors are friendly. In this community everyone knows everyone, and they do not hesitate to assist you if you are in need. I had a home inspection at pre-drywall and before closing, my inspector only found cosmetic stuff like paint on the trim and doors needed to be aligned. There are complaints on the BBB site but what builder in Atlanta doesn't have complaints especially when you close a couple of thousand homes in a year. If you choose a community that has a low price point then you will have issues with all the stuff that people mentioned like lawns and stuff, you have to choose a community that has homes in the 200's that way you get better neighbors. I say do your research, then visit Pittman Park which is in South Fulton off Butner Road. If you decide to buy ask for the salesperson who helped me, her name is Ronda

My husband and I are 1 month away from closing on our Legacy home and I'll be honest that had I known about this forum I wouldn't have purchased a Legacy home. The only thing that didn't make me give up was that I came across the name of Steve Burroughs and he is apparently in charge of Construction of all Legacy projects. I sent him an email and he responded the next day letting me know that the builder will contact me so I can express all my concerns. Later on that day Bill called me and we spoke at length about all my concerns and frustration. I visit my house every 3-4 days just so I can see the progress, and whenever I see anything not done right I contact Bill right away and it's taken care of. I'm so happy that I have a direct line of communication with the builder and things have been going well ever since. He has made every attempt to make sure the foreman on my project address any issue that I am not happy with. I think the best way to be happy with your new build is to stay on top of everything while the build is happening. I know I don't want to have to deall with stupid issues after I close so I'm out there at every opportunity. The gas is killing me because it is a 40 minute drive each way, but I rather do that and stay on top of the progress. My only fault with them is that your not able to change the floor plan not even a little. I would suggest to anyone to get a hold of the builder so you have a direct line of communication. I'm glad I did because it has made all the difference.

I had a wonderful experience with Legacy! I purchased my Legacy home back in January. I purchased the Rosewood model. My family and I love it. I bought at St. Martins Landing in South Fulton. We experienced minor issues that is expected when you puchase a new home of any price range. The builder took care of all of our issues in a very timely fashion. The sales agent Monique was very professional, knowledgeable, and took really good care of us before and after the closing. It has been almost 7 months and Monique still calls us to see how we are doing.

I just would like people to keep 2 things in mind about Legacy.
1) they are the largest new home builder in Atlanta, GA. Its not even close, they double the revenue of new sales then other home builders. more homes, more complaints, however on average they probabally get the same percentage if complaints as other home builders 2)Satisified people do not seek out forums I am not saying the issues aren't valid, just have some perspective. |
