Hello Everyone !
I want to reply every single user who ever participated in this "Legacy Communities" forum. I am close to make a purchase with Legacy Communities at Hopewell Manor. When I started reading these reviews I was shocked that Legacy is not a way to go since there are so much complains and issues with them. When I started reading more and see reviews such as "We bought the house with Legacy Communities and after few months the whole house literally fell apart" I said to myself there is no way on earth that this can be true. And to findout the truth I decided to myself that the best way is to physically go to the community where you are intrested; walk by and personaly ask people living over there and see if they have any complains whatsoever, regrets or if they have any issues with the constrcution quality. This is exactly what I did. Few days ago I went to the Hopewell Manor community and asked 6 different families. The people I spoke to were nice and friendly and they were living at Hopewell Manor from as less as one year to more than two years. I did not find a single negative review. I kept on asking them that "do they have any issues with the construction quality, any leakage, floor ripping off, cracks in the walls/roof, not having gutter etc, poor managment or service, etc and they said no. One of the guy even showed me his gutter. One of they guy said that legacy promised me that they will build the house in six months and it took a total of 7 months which is not a big deal. Then in the end I have to mentioned them I read very negative reviews about Legacy and they were surprise and couple of the guys told me that "may be a competition is writing those negative reviews...who knows, and some people just complain about anything and we dont have any problems here" and I said to myself I would not be surprise if that is the case. I asked the people that do they have any regrets here and they said "no". I asked them would you suggest me to "not buy here" and they said "no....it is nice out here and we liked it over here and we would suggest you too". I am so relieve now. No offense but I dont understand that why there are so negative reviews and reviews which does not make sense to be true.
I haven't made the purchase yet but I will be doing it soon acording to my plan. Please don't think that I am a Legacy Community representative, because I am not. Reading these or any reviews about any builder (in terms of constrcution quality, managment/service issues) on internet is not a good idea. I would suggest everyone to go to the community that they are intrested in and personaly ask multiple home owners living there if they have any issues or concerns. This will give you the best picture about any community or builder.

Yeah for a new possible Hopewell Manor neighbor!  We did the exact same thing when we were thinking about the neighborhood. We drove around and asked ANYONE who was outside what they thought. Then, of course, when I read these reviews, I was totally nervous, but the homebuying process is! We have lived in our house for 5 months now and have had no major problems. The neighborhood is quiet and friendly and we were blessed with awesome neighbors. I haven't met a person in there I didn't like.
It's been said before (and I've said it before, too) that no one really comes to these sites to post good information. They come to vent and get their issues out in the open. It's rare that someone is positive or comes to post to the positive stuff. So you take everything you read on the internet with a grain of salt and form your own opinions. But if you have any questions about Hopewell Manor or our experiences, I'm happy to offer my opinion!

While no builder is perfect, here are some good points about Legacy Communities:
1. A lot of square footage for the money
2. They appear to be the professional builder of the Year for 2009.
With Legacy Communities, a buyer is able to buy a sizable new home, which they generally may not be able to otherwise afford. If this is important, Legacy Communities is worth considering.
As with any home builder, get the home thoroughly inspected, pre-drywall and final, by a reputable inspector, so any issues can be addressed beforehand; one may consider a foundation inspection, too. It is crucial for the buyer to monitor construction progress, as building your new home can move along pretty quickly. Be patient, learn as much as you can about new homes and proceed with a level head.
Lastly, if Legacy is still offering all appliances, including a washer and dryer, and blinds -- then that is a definite plus to consider in your overall cost-to-purchase; these are additional costs that one may incur after closing, and they can be costly.

Since I have some anonymity on this board, I'm going to stick my 2 cents in here. I work for "a company that will remain nameless" we are a subcontractor for Legacy. We are in no way a competitor. Horrible company. All our business is from fixing their past subs errors. They pay nothing...and you get what you pay for. Now we fix what they paid for. Go check another community. Your home is your biggest asset. Go check a few. This company is horrible.

Why the 6 different families at Hopewell Manor (in cumming, GA) that I spoke to did not say a single negative thing about the builder, neither about the construction quality, and neither about the service....nothing. Were they all lieing? Why would they lie? Again not a good idea to judge any builder on the internet, I again suggest everyone that regardless who the builder is go to the community that you are intrested in and personaly talk to the people living over there. No one else can tell you the truth except the people living over there.

I heard Legacy is becoming Peachtree Communities. The community Pittman Park now has signs that say Peachtree Communites. According to the rep in the on site office Legacy's name will be changing. Anyone know anything about this merger??
