Default The Inspector Speaks

ALL,

I've wanted to post something for a while, but decided to wait for the inspector to provide his report. I've posted below a piece of his findings during his inspection of the Rosewood we've having built. Like I've mentioned during several post...(especially after Brewboy's recommendation) the $500-$1000 spent on an independent inspector is well worth the money so long as the things found are corrected. One of the items listed below will potentially solve the leaking of ceilings that many have reported. I was actually expecting more issues, but I'm of course glad there were not. I've also asked my inspector to return to the site to ensure theses areas have been corrected before the drywall installation. I will periodically submit post with updates. If someone has a specific question, please don't hesitate to ask.

Inspector's Report:
The overall progress of the construction at above location (Main Street Commons) was excellent. There was debris present, however it was the normal type to be expected. The following list are deficiencies observed and I recommend being corrected before the dry wall is installed.


1) At the top of the front door upper Palladian window, there is damage to the interior trim. Replace damaged trim board.

2) The listed locations have warped studs that is not replaced before installation of dry wall may result in uneven interior walls. These studs are out of plumb at least ½ inch or more. To help identify these studs they have been painted with a “red” spray paint.


MAIN LEVEL:
A) Right front room/garage wall at the 6th stud from the front.
B) Back side of main level bath.

UPPER LEVEL:
A) Right wall at center bedroom/master bedroom.
B) Right front bedroom left wall at the 6th stud.
C) Left front bedroom closet rear wall.
D) Left front bedroom closet rear wall.
E) Rear hall bath wall.

Default Legacy's Comparison

I know this doesn't count for anything, but I asked my inspector to rate Legacy (this community only) to other builders in the ATL area. I also asked if the things he identified were common in the area also. Please understand that this is only his opinion.

These issues are very common and easy to correct. Compared to other builders they are in the top 25% I would say from what I saw on this house.

As someone earlier mention, Legacy and other builders build hundreds of homes in the ATL area. There will be some mistakes and complaints. I would even go as far to bet that some inspectors will miss something also. I (like I'm sure most home buyers) pray that the inspector I hired found everything he could and that the builders don't take shortcuts during the next phase.

Thank you very much!! I contacted him and will be using him for my final inspection. I must say that I am very pleased with the community I am moving in (Cedar Grove Landing) and the staff was very professional.
I am currently living in Orlando, and they have helped us with our home buying process. The community is small and we are purchasing the Jefferson which has a HUGE floorplan that I absolutely LOVE.

The agent Iwas dealing is from Metro brokers. It seems the agents at cooks landing do not return phone calls. I am closing soon also in cooks landing.

Default Buying in Cooks Landing in need of an Inspector

Hello Everyone,

I am purchasing the Jazom, which is a smaller verison of the jefferson by 400 sq ft. Our closing is sometime in June. We have not had our walk through as of yet. But I would definitely appreciate if someon could refer me to the Inspector you were talking about.

As a native Atlantan, all I have to say to both Legacy and Homelife Community Homeowners is the next time you look at your home, see if gutters and downspouts are all around instead of just the front. If your at the point of inspection, ask your inspector how important it is to have those since it rains so much down here. I terminated my contract with Homelife because of that. Especially in South Fulton, it is ridiculous how they could just put them in the front and not all the way around. The building codes are not very strict here, so if you are getting a house built with either one of these builders, TELL THEM TO TAKE THE GUTTERS AND DOWN SPOUTS ALL THE WAY AROUND YOUR HOUSE!! I have driven through many Homelife and Legacy Communities in South Fulton and was not pleased with the fact that they are not doing this! This could lead to serious foundation and leakage problems in the future. If you've already purchased your home, you better pay someone to put gutters and downspouts all the way around the house. I was so ticked off when I discovered that, I pulled the plug on my contract. Cheap, just cheap.
