As if truck traffic wasn't already bad on I-75 South, a developer is planning to build a 1,200-acre mixed-use project that when fully built out will have 18 million sq ft of warehouse space, 800,000 sq ft of commercial space and 200 residential units. The project will be built at the I-75/GA-16 interchange in Butts County.

The I-75 South corridor is rapidly turning into Atlanta's Inland Empire.

That is pretty far south. Exurban area and hardly anything built out that way except a truck stop and Tangier Outlet about 4 - 5 miles north.
Hardly IE, no offense... but there is literally nothing off that exit.

Yep.

Nothing wrong with that in/of itself, but when they consists of a disproportionate make up of the jobs, it leads to other issues. Balance is critical.

While I agree that Butts is pretty rural (I still hear that V103 fart noise every time I say Butts County) traffic has become consistently bad at/near/in Locust Grove and thereís not much anyone has done about it. Adding this behemoth 4 miles down the road is only going to extend the already bad congestion further down I-75, which is right into Monroe County. Once they start building like this in Butts, you might as well look forward to Macon joining Atlantaís CSA. People are going to come from both Monroe (Macon MSA) and Butts (Atlanta MSA) and Iím sure this initial development is only going to cause more development in the area, virtually tying the regions together while creating a headache for GDOT.

This scenario wonít happen over night, but this next decade sure will be interesting to say the least. Good thing I-85 S is still a breeze. 75 is a mess.

I-85 south is still a breeze for now. A ton of warehouses are in the pipeline along that coridor too, from Union City down to Newnan.

The only saving grace is that it doesn't get the tourst traffic I-75 does.

BTW, I think you're jumping the run with the Atlanta-Macon CSA talks. I refer to Cincinnati and Dayton as counter examples. They're way more closely tied than Atlanta and Macon yet the census still hasn't combined them into one CSA.
